Very Good Points! I need to check into the Home Warranty since I am slowing and have done most repaird not insurance related in the past. I even replaced approx 20â if 2â cast iron plumbing until it was back to close to new thickness. From the kitchen sinkâÂÂs clean-out to almost center of the garage. I feel was due to shifting foundation, settled cast pipe and not flushed good when chemicals vs a Roto-Rota cleaned. A 1â bottom section was out about 3â before a total block at a Y to washer before traveling on thinner to the 4â pipe. The total block was bypassed creating a washout and pool that reentered past the block. Deceiving since I knew the pipe was draining by watching at the Ext clean-Out. The Tell Tale was when my Rota Rota came back with dirt mixed with grease/grime. I needed to talk to the wife of 42 yrs now on what should go into the garbage disposal vs trash after I had to reconnect it with a reduced strainer to keep it from smelling. LOL! A Camera Tech came with his camera and it fell through the bottom and his retriever w/n bring it back into the pipe. With his detector he could show me the exact location of the camera under the frig. He said I would have to call a plumber to retrieve it and he would return for an additional 100.00 on top of the original 250.00 (and he had traveled 10â of just over 50â to reach the 4â pipe. He was probably just a few miles away before I drill üâ holes in a 6â dia and popped a hole in the floor with a sledge and put the camera back in the pipe. I wanted to save him a trip and me some additional money. He came back for the camera but said the camera was not working well (Black & White) and he would come back when he got his new color equipment at no extra charge. Six months and six letters he came back with some nice color equipment. The repair and additional pipe looked good as far as it could go. The pipe was still draining but it became like a clogged artery with grease. If I had known I could have cleaned that with 50% bleach/boiling water mix he had recommenced when cleaning the line. Cheap me! His new equipmentâÂÂs camera would scale the pipe at 2500 psi as it traveled for an extra charge. I declined as well on letting my Home Owner Ins into the matter due to the deductibles on accessing the plumbing. Repairing the floor as my gain on all vs them paying any plumbing repair and all has been well approx 10 yrs. This street was put in 1968 and 5 - 6 of 10 on this side of the street have worked this 2â line only using different methods. I punched 3 approx 16â dia holed to join 2â PVC sections under the sink, center or cabinet to frig walking area, under the frig and jack hammer a 6 - 8" trench in the garage under storage approx 10â and pipe appeared full thickness. Others went around their homes, approx 3 times original dist or tunnel or jack...

An update on my comment from yesterday. It's not whether the door is going up or down that locks the remote out; rather it is time. The remote is locked out from activating the opener for 4.5 minutes after its last activation (up or down) -- exactly the duration of illumination of the lamp. So it appears that the controller is going into the mode where it locks out remotes after every activation, even though I do not have the multifunction door control panel. Rick

Reorganization mission: accomplished. Before I forget though I want to comment to ideefixe: I don't want to limit her reading by any means however, a lot of the junk is old old old and baby/toddler books. We jumped that hurdle first though by donating the baby books to friends and handing down the toddler books to her little brother/my son. She still has four shelves full of age appropriate books and she kept the books that were special to her like nursery rhyme books that are signed by grandparents etc. I did most of the reorganizing without her. She started helping and became overwhelmed and asked me to just do it for her. She has three decorative buckets that were full of 'stuff' I asked her to go to another room to sort through them and she can back with two empty buckets and one 1/2 full of what she wanted to keep. We went through her jewelry and threw away what didn't have a match or what was really old. We made a necklace hanger and hung up all of her necklaces and a bow hanger for all of her hair bows and moved ALL of her other hair accessories to a 'handmade' box As suggested by jlt above and put clippies and bands Into baggies so their easier to find. Took pictures of her most recent 'box' collection and she threw them away herself. I let her keep a box she had used to make a 'puppet' show stage but we found a place in her closet. I cleaned out he clothes of what she can't wear and organized them as I normally do. We didn't get rid of any stuffed animals, she organized them in a large tote in her closet and what appeared to be just a huge stack of junk wa a bunch of hand-me-down purses from grandma. We bought a tote to store all of the purses and she can get them out if she wants but the new rule is, they have to be put away when she is done. Organized her baby doll stuff and ended up with one large basket and one tote with a lid and I'm happy with that. Organized her game/movie collection on a freed up shelf on her book case and that made her tv stand look so much better. Her desk is cleaned off minus her lamp and laptop. Bought her a HUGE pencil box for her pens and pencils to keep on her desk. Got her a three drawer rolling cart for all of her art supplies and crafty stuff and threw away the boxes some of the stuff came in. It looks fabulous!! We hung up several of her art pieces and put all the others in an under the bed tote. Even got one for my son. She is Proud of her 'art collection' box. Thanks for all of the ideas. I was able to vacuum without Moving anything. The floor is cleaned up and everything is where is should be. She said she feels so much better and is so proud of her room. It's only day 1 so we'll see how long it lasts... But I think she is so proud it will stay organized for a while. I am a bit OCD ... And I don't want to push that off on her. As I do respect that she is very much an artist and understand that artists are cluttered and unorganized just not in their own minds. But I think everyone works better when they can see their desk... And surely they sleep better when they can find their bed...

lazypup's in the ballpark but I think his long discourse on cavitation is more tailored to an extreme version you'd see in a hot water system. Cavitation occurs at a microscopic level. It happens at points in the pump volute and on the impeller where low pressure occurs (the trailing edge of the impeller is the best example). If the suction head required by the pump to operate is greater than what's available due to suction line throttling or friction losses, the low pressure becomes low enough to cause water to vaporize. It's technically "steam" but not like you think b/c it can happen even at room temperature. This can be exacerbated by pumping a hot fluid b/c it has a higher vapor pressure (i.e. it 'boils' easier). Your pump can be sitting there pumping water pretty much normally and still be cavitating. Lazypup's description makes it sound like you suddenly get a pump full of steam, but that's not the case. The bubbles that are formed by cavitation immediately collapse back on themselves and that's what causes the pump's parts to erode, since the bubbles occur at surfaces in the pump. It sounds like you're pumping marbles. Lazypup's description sounds more like a pump that's air binding. For hot water, it can be an extreme version of cavitation. But what he describes sounds more to me like a situation where the pump is depending on the pumped fluid for some of its lubrication/cooling. If the fluid isn't there, then the pump can quickly overheat.
