Comments (11)@Beth Yes I like those blinds a lot in the last picture, and that couch is the color I planned to buy. Do you think curtains with these blinds are too much? I have curtains in my house, and our old house had blinds and curtains, and I really liked that look. We live in the city, and have lots of noisy (and nosy) neighbors... I love the roman blind over the sink look too... Comments (5)Well, lord knows we need more housing in the Bay Area, so i think whether you go the ADU route or the SB-9 route will depend entirely on how much you can afford for construction, and, frankly whether you want to be a landlord with multiple residents/units. I think you're going to have to spend some money upfront on design for both scenarios so you can get more accurate estimates for construction. Then you'll have to do a break-even analysis on the rent you can charge over time vs. the construction cost to see if it's worth it....See More11 ft deck between house and AdU
Comments (13)It really depends on the situation. Is the ADU going to block a view? Or is it going to provide more privacy from the neighbors? Do you really need such a grand exit from the primary bedroom? I’m never in my bedroom accept to sleep. Can you move the adu over towards the primary? If you can’t move it, I’d go for more of a courtyard effect than a deck and use lots of landscaping, potted plants, string lights, etc. to make it really private and intimate. Also, ask your architect what you will see from the house since the adu is lower…ie are you going to be looking at the roof ?...See MoreBuilding up or Building Out?

We are already in the permit process with a single floor plan - About to submit for the third time but took a pause as they are requiring an additional parking space on the lot if our house becomes 6 bedrooms (Which the ground plan will do) 2. @DeWayne - Not rebuilding a whole house, just building a 2 bedroom unit on top of the detached garage and the open space between the garage and the main home. We would not touch the main home and there would be nothing on top of it. 3. Thanks @sabrinaalfin. Your comment was very helpful. Def dont think we have a highly skilled architect, I had to provide a ton of feedback in the process we have gone through the past year on the plans. 4. @joseph - I had a contractor review our existing foundation. This is a 60's home and is on a raised foundation. Please note, the re-inforcing of the foundation would have to be just on the detached garage portion. 5. The upstairs ADU would only be above the existing 2 car garage. and on top of a new room I would have between the house and the garage. 6. I wish moving would be cheaper. There is nothing in southern California that would give you this lot size and squarefootage for the price I would get for this home. My Main goal of putting up this post was to make sure I can get a read on whether I should continue with the ground floor extension plan. (Adding 2 rooms + 1 Bathroom to the main house, and convering the Garage to a 1 Bed ADU). Vs building a second story on top of the garage (2 Bedroom ADU, and add a room to the main house + Bathroom) If the second is more cost effective and would be faster I would opt for that so I can rent out the unit to pay for the cost.
