Replacing Windows in Brick Home

I live in Eastern Texas. Hot, humid, miserable during summers. Winters not too shabby. House is older (1978). Recently blew in more insulation in the attic. I have a few windows that have busted seals between the panes. All of the windows are original but have had the panes replaced multiple times. I'm looking to start replacing the windows.

Normally, I would go with Anderson 100 - but they're approximately 62 years out on orders - give or take a few years.

Contractor suggested Inspire/Elevate windows. He said they're pretty comparable to Anderson's and it's about a 3 week delay on orders. I'm not opposed to box store windows, but I don't have much experience with em.

Here are the specs of the Elevate Inspire’s:

EX, WHITE, LOW-E (CL/LE), ARGON, TEMPERED, PRAIRIE=[4], HALF SCREEN, SHIP SEPARATE, DP RATING=[50],

Any suggestions appreciated

It's hard to find much info on the Elevate Windows site, but they look to be an average vinyl window. No idea as to reputation of company or their products. The Andersen's are a composite material.

What about Norandex Perfexion? Those are the two that my local dealer has recommended. Said they are both comparable to Anderson minus the major lead time

Ohio has some of the best manufacturers in the business located there. I would encourage you to look at Polaris or Soft-Lite for what most pros consider a more premium product.

I agree with what was said. However, i would really opt for the window company to perform the install ensuring its done correctly and you will have back up in the event you experience issues.

As I mentioned, I went with Milgard's Tuscany line in all Casement/Awning. I, too, was impressed with Accent's window, but their recent sketchy financial background (do some Google searching) made me think twice about using them since I was fearful they may not be around to fulfill their warranty support. I also read a few reviews on Angie's List about their local installs that made me more cautious (in my research here, I've decided a middle of the road window installed well is better than a top grade window installed poorly). Based on our time with the window, the Milgard is a decent window, but it is obvious to me after reading MANY posts on this site that we are knee-capped from the onset based on the windows that are available in our geographic area. I went with what I perceived to be the best of the worst (the West seems to get few, if any, premium vinyl options). If you step up to fiberglass or wood, your options (and price) look up. Good luck.

Not sure what exactly is available in you region, but the commonly thought of as premium vinyl windows will include Soft-Lite (upper model like the Imperial LS and Elements), Sunrise Restorations, Okna Envirostar and EcoPro, Kensington Quantum 2, Polaris ThermalWeld Plus or UltraWeld...

"What about Norandex Perfexion" : Another company I haven't heard of, but appear to be ok. The silver line will give you more glass, but is a little flimsier than the gold or platinum. Are your current windows aluminum frames?

Aluminum. And the frames are in rough condition. The panes have been replaced several times. I replaced one set on my dormer’s with Reliabilt Vinyl’s and there is a noticeable difference i sound and temperature compared to the old aluminum

Any winter season...if mostly know, thermally broken aluminum is hard to beat in your area.

If you want vinyl windows, consider NT Windows. Their Presidential or Energy Master lines are both decent options for a mid-grade vinyl.

As WoW said, thermally-broken aluminum windows are a great choice for the deep south, where winters are mild and short lived. They provide narrow frames without compromising strength and rigidity. Don Young makes a very good thermally-improved aluminum window.
