How is this design? any pitfalls?

Hello all,

How does this design look?
42” gas grill, counter top pizza oven.
Evo grill in corner and 42” parilla

The blue rectangle is where a door will be.

A pool is directly across the parilla side. Would have bar seating in L shape all the way around.

Here is a more or less to scale drawing. Crude… but it gets the point across. Each large square is 12x12 ft

Are you talking about the gas grill as well? Or just the parilla that would be wood burning?

While I believe you, if you scroll through outdoor kitchens on Houzz even, you’ll see several gas grills right next to an exterior wall…. 🤷🏽‍♂️

This would be on natural gas

"The principle of form follows function, is that you identify all the applicable functions and allow them to define the form." ... that's what's happening. Round on the outside IS a determination of function ... it satisfies my criteria for combating the forces of nature, above and below grade. On the inside, form is following function, too. It might not be there yet, but that's why it takes work and effort instead of the waving of a wand (especially, when its outside of my normal area of expertise.) . An additional reason which I have hesitated to mention is that there is the possibility a round structure is, at least in part, machine buildable, an issue I am exploring. (I am always looking toward the future.) While there are many round houses I find visually unappealing (the lunar landing style,) to the contrary, there are many I find captivatingly charming. I am not alone in this. Where charming round houses exist, they are almost universally loved and adored by all who come into contact with them. If the functional/organizational problems can be worked out ... and I think they can -- at the end of it all I would have something remarkable (at least in my own eyes.) Read your realtor contract. The man saw the house while you were listed. Your agent will get paid. She is also protected after the listing expires for anyone who has seen the house while it was listed if you dont relist with someone else. You said you would never want to deny the agent her commission, but you are. She has been marketing your property, just because your friend happened to come across someone looking, doesnt mean your agent isnt doing her job. Your friend shouldnt have shown the house, she should have let the agent show the house. So what are the pitfalls? In this case, a lawsuit. Waiting for the contract to expire when the buyer has already seen the house while it was listed is underhanded and deceitful. He wants to wait so he can make a lower offer because he believes no commission would be involved. You could be on the hook for commission even after the listing expires. Talk to your agent, im sure if the guy is interested, she can work with you on the commission in this case. She will also get this to closing. Attorneys don't sell houses. There is more to be done then writing a contract. What will you do if an issue comes up on the home inspection, a title issue, a C of O issue, what will you do if your appraisal comes in low? All these things your agent can handle. The attorney doesnt.

@Seabornman The hatch is odd, right? So there are two interior stair wells in this building. This hatch drops into one of the stairwells as a means of egress. I saw some hatch railings on Kee Safety that would be helpful for sure. Talked to my Dad and he also didn't think folks would want coffee. But cake and coffee is such a classic. Then Dad said, "Maybe some hot water for tea . . . " So there's tea . . . I am almost thinking about doing just hot water, tea and coffee bags, I actually have those and they are tolerable. I also found a bottle of sparkling pear juice in the back of the fridge and I think this is the perfect occasion to pop the cork on it!! It would be good mixed with the cider. Dad said, "How about ice cream?" I was avoiding that because serving it is so difficult for an open house . . . but again, like Maddielee said, oldsters love them some sweets!! (Edited to add that I am pretty close to oldster territory myself and am laughing with them not at them, I don't mind being called an "oldster." Plus, seriously who doesn't love sweets and a birthday party!)

I would want all fire/heat away from house and beverage fridge next to sink with a span of countertop next to sink/above fridge to be used as a drop zone for trays, glasses, etc.

Where is the smoker?! But seriously that is a lot of stuff to be crammed into that area. The parilla is wood burning? I would want that away from everything else and not right in the middle.

I have a smoker, 48" rectangle griddle and a pizza oven. I never use them all at once but do use them fairly often. While that circular griddle does look interesting I'd get rid of it and buy a grill with a griddle insert.

And people do lots of dumb stuff and then post pics of it on the internet. I wouldn't put that stuff against my house either. Actually I think I'd make the bottom of the U longer so the post ends up in the counter and move the grill there. I'd then put in a proper sink.

Have to love the generic rules/codes that some here post without looking at the whole picture. Might want to ask some more questions before making statements that might not be true in all areas.

Here in FL, where exterior walls are made of cement block covered in stucco, outdoor grills against a house are the majority of installations. Obviously not a "giant fire code violation" for this area. The grills are also usually placed under a covered roof lanai and in that case, code requires a full vent hood over the grill.

DH also has a Komodo Kamado smoker, but it is freestanding and placed around the side the house. You definitely don't want a smoker, that sometimes cooks for hours, right next to your house and doors, not because of heat, but because the smoke can easily be blown into any open doors.
