Porches & Decks Design Dilemma

Replacing deck. Please help with railing!

We are replacing our back deck with Timbertech azek. I’ve been working on the design and after looking at SO MANY pictures, I decided on black railing. Thankfully I have not pulled any triggers yet because I realized that black railing may not work for my house. From the side view, you can see both the deck and the front porch, which has white railing. Plus, the whole house has a white trim. Should I rethink my railing and go with white so that it matches better with the porch? Thank you for any help/opinions!!

I agree that the black railing might be jarring. I like your third option.

I would do everything except the deck itself and the handrail white.

you need to work with a pro who has a little creativity because your objections really shouldn't be a big deal. To keep the p/t lumber from being visible, use a stainless steel grommet in the ipe post trim with a hole bigger than the one holding the cable in the p/t post. for the cap rail, do a metal cap rail to meet code, then router a channel in the ipe and mount it to that. Done. It'll take a little bit of design time to ensure that all your proportions are right and everything ties together appropriately and structurally, but there are definitely ways to get the look you want while satisfying the permit store. Obviously not dimensionally accurate or really thought through in terms of attachments, but here's the gist.

The post I mentioned would not be at the bottom tread so the design of a continuous handrail would have to bypass the post to get to a newel at the bottom tread and there would need to be a guard at the new opening whether it be solid, balusters, etc. At first glance it seems a potentially messy solution. Perhaps the handrail could be at the other side and the guard could terminate at the post. The bottom tread should have had returns at each side. Its looks like a abasement stair in the entryway.

I understand that OP needs it to be cheap until closing because this is a lender requirement (not unusual) and if it is fixed before closing, it becomes a fixture and stays with the property even if the buyer doesn't close. CONSIDER: A solution to this would be a rehab type loan rather than the typical purchase loan. Benefit to the buyer is they don't need to resort to expensive hard money type loan as mentioned up thread. Also it gives the buyer the TIME to figure out a permanent solution. The buyer can close right away on a rehab loan. The disadvantage to a rehab loan is that the interest rate is slightly higher than your typical purchase mortgage. Something to explore.

Let's say hundred hours labor since we don't know what materials we are working with so it might take longer than expected or than one person on the crew. Plus maybe another 500-1000 for handling others materials fee. So maybe around the ballpark of 2500-3500 base for labor?" You are breathtakingly mistaken. Sure, that's what a rough framer may get paid; a handrailer is getting just under boat builder pay. What about the worker's compensation, and the employer side of the tax burden? This can be 33% or more. What, his truck to get to the job runs on air? The insurance on my trucks are $14.00 a day for each. People have no idea how expensive running a business is. The guy who rebuilt the stair at $5,800.00 is going broke. He may limp along, but he's certainly never going to be able to retire.

Actually, I think black would be ok since you have black fencing around your pool.

Sammy, the fence is actually a dark gray color, which is another thing that bothered me with the black railing. Wasn’t sure if that would look strange

I love white cable rail with a wood top, but it's a very modern look. Personally I'd match the traditional style of your front porch rail, in white.

I think white would look best. This first pic is of aluminum railing so the profile is more minimal.

Thank you all for the opinions! I definitely think that white is the way to go. I also love the look of the cable railing. And with the fence around the pool, I am afraid of spindles making it way too busy
HALLETT & Co., when you say that everything should be white, are you talking about the fascia?
SeattleMCM, the front porch is on my list of things to redo, so the railing will likely be different. Probably the cable rails if that’s what we go for on the deck. Would that fix the issue, in your opinion, or do you think that the whole house is too traditional to look good with the more modern railing?
