Comments (24)The first thing I noticed was the 1% 2% 3% and holy cow - that's crazy low! I just have to assume that's the listing agent's split because I wouldn't bring a buyer to a house if my split was .5% - not worth my time or effort unless we're talking about over $500K. (That said, I might steer a buyer towards the house on their own if it's what they are looking for, but I would remove myself from being involved in the transaction unless the buyer would be willing to pay me adequately.) OP: You're right, this forum often tends towards anti-FSBO, but keep in mind that many of us are RE professionals, and many of us have been around this forum for years and years, bought and sold many many homes (w/ and w/o agents), and basically, we've seen dozens and dozens of folks interested in FSBO who are obviously researching on the internet and run across this forum, sign up, and on the same day (pointing finger at you) and post a bunch of questions hoping to save a few bucks. Because you are new, we don't know if you have any idea what you're getting yourself into (and most don't, unlike you) and for those folks, we tend to advise not going FSBO. Many new members don't ever return to check the responses anyway, so you also won't always get very good answers on the first go-around either, because us older and wiser folks know it's not worth our time and effort to answer to someone who won't even read them. Comments (13)You could paint it and pretty it and hope the disclosure form doesn't ask about termites in ANY buildings on the property. Have you had your home checked for termites? They might be there too and thta will need treatment. A good home inspector will likely raise the flag on the termite and asbestos, so I suggest you get some estimates to tear it down or repair the termite damaged wood., your buyer may request it so at least you will be ready with the info. You could also consider prettying it up, maybe a buyer wont mind its condition, but I wouldn't want it in my backyard unless it was fixed up. It's condition is a bit ast that of "character". What are the chances of it collapsing? that third photo looks really bad. My son almost bought a house that had old asbestos siding under a layer of newer (but still old!) siding. Apparently it is common to just re-side over the asbestos rather than remove it. Finally, the building doesn't give a good impression, the appearance and condition of the shed will reflect poorly on your house. It would make me wonder if you had kept up on everything. Of course, your home may be gorgeous, but see what the shed already made me wonder??? Sorry for being so blunt and honest. Comments (20)Make up about 4 or 5 loaves worth of bread dough...and make several pans of small cinnamon rolls.... Roll out the dough while it's cold so you can roll it thin...brush with melted butter and sprinkle with cinnamon sugar and roll...should be only about 1 1/2 inches in diameter. let rise and bake all but one pan....timing to come out of the oven just before open house starts. Put them out in a basket lined with a lovely cloth...linen or gingham depending on your style. Turn your oven as low as it goes and put in that last pan. It will cook and smell lovely for easily 2 to 3 hours before is begins to smell burned. Comments (44)I do think that a better faucet - a pull-down style - is a low expense but big return in "first impression" points. Hopefully the sink resurfacing will be done excellently, and not look obviously a re-coat. Such little things can go a long way toward creating a favorable feeling toward the house. Good lighting would be too, and might be easily improved with 3000k (at the least) LED bulbs in the existing fixtures if possible. I always like to see some simple framing around a window and it isn't expensive or hard to do, either. Just choose a profile that agrees with the cabinets and baseboards. If you do decide to add pulls, look at styles by Hafele- they have some nice simple designs (and you want to keep them simple for sure) and not expensive. Just don't go for the cheap looking skinny 3" pulls that are builder grade. When I looked at the photos again, my eye was drawn to the empty wall to the left of the window... perhaps a print, that incorporates some of the blue from the tile, would look good there....See MoreStephanie B
