Comments (12)Rhodium - I think I understand what you are saying, that this space needs to fit in with my overall design. But I am not sure if you and ikognito are saying that it doesn't, in fact, 'fit in'. Here is the overall design of my front yard...it's pretty simple-minded, so maybe not enough of a 'design'. My front yard is a very simple rectangle, the 4 sides are road, forest, house, forest. The gardens that run along the forest edge are basically transitions between yard and forest, informal, colorful, fun. But really, they aren't imagined to be focal points, since the house is so obviously the focal point, and all lines point to it. This garden was imagined to be the transition between the informal side gardens and the house. Does that make sense? Nadine - Thank you so much about the info about the maple wilt. This is another reason why I should definitely get this right the first time and not come up with something that I'll want to change in a couple of years. Karin - So I think what you are saying is that what I need to put in the bed are things that "define the bed from a distance". Are the bones of this garden the house, the walk, and the tree? I am a big fan of conifers, even in my messy gardens I have lots of different kinds, and I will definitely be happy to put more in here, but again, I haven't figured out where to start. I already have one very tall element, so I assume I shouldn't add another one. Should my linear focus be the tree (lots of low plants)...or the cedrus (higher plants on either end)...or the house (plants simply below the porch line)...should the heights of my plants vary like in my messy gardens or be more uniform...should my foliage be more consistently green than in my other gardens where I mix silver and maroon plants in with yellow and blue tinted leaves happily....these are the decision I am thinking about and I know it's because I don't have a vision yet. Comments (1)The only problem I can think of...they may allow you to install a septic system, but then when the 'other issues' are resolved...may demand you connect to the community sewer lines. This can be quite expensive. We have friends/family that are being transitioned from septic to sewer in a nearby town...and it's been a very expensive headache. Hope you have better success...maybe the good price is reflecting these potential problems. Comments (26)Most people with hobby farms around here let a local cut and bale the hay and just keep it. Or, they hire them to do it if they've got horses that can use it. It takes quite a bit of money to buy all of the equipment to deal with 14 acres, even if you're not baling hay. I have a friend who got a pretty good bargain for a 35 horse tractor, bush hog, finish mower, grader blade, box blade, etc. It still came to 40K. Adding on the hay equipment on top of that is another 10K easy. That is an expense that most city people fail to take into account when buying acreage. It's work and it doesn't take care of itself. A good portion of your time will be spent keeping opportunistic saplings cut down, and the fence in good condition, and mowing....See MorePerfect lot/ not so great layout
Comments (9)There's no way to answer your question on price without seeing a layout and knowing what would need to be changed. I would not buy a house with a layout defect that couldn't be fixed. Just about anything can be changed, but there are some exceptions. One thing I hate is front doors that open right into the stairs. There were a couple houses I looked at when recently shopping that were great on everything except the stairs. I walked all around to try and figure out if they could be reconfigured, and there literally were no options because of room placement around the stairway. So see if you can go back and sketch out a floorplan. Post it here (or in Remodeling) with the problems and we can give you a read on how big a job it would be to fix things....See Morechispa
