Comments (2)If you don't put some backing on the framing you may have the insulation slumping and falling out the back, even if the facing is stapled in place. You could back the framing with foam insulation board that is glued or stapled to the framing. Since its on the cold side of the framing you don't want it to be a moisture barrier, so I think a product with Tyvek or other moisture-permeable barrier would be best. Comments (7)Is the insulation being glued to the wall? Is the wall smooth or bumpy/rough? Does anything in the ceiling (plumbing, electrical, HVAC) have to be moved to accommodate attaching the PT framing to the ceiling? How much blocking will be necessary to attach the framing to the ceiling where the framed wall runs parallel to the floor joists above? Can the person doing the work use power saws in the basement and make a mess? Or does he/she have to make those cuts outside and then carry them down? How hard is it to get 4x8 material down into the basement? Will the SR need to be cut around outlets and light switches? Those are all variables that will impact the amount of time the job takes....See MoreIs drywall/insulation needed under stairs?
Comments (1)Code requires fire preventive surfaces in any "enclosed accessible space", and therefore the space behind/under stairs is usually required to be firestopped. This is one online reference. https://homeguides.sfgate.com/should-put-sheetrock-underside-stairs-96129.html Based on your explanation I 'm not quite sure if/how it applies to your project. but maybe you can provide more explanation of what you are doing. For example, what do you mean by a previously enclosed staircase? Bruce...See MoreAnyone else way over budget and schedule on their custom build?
Comments (54)@Jeff Grenz Thanks! All practical advise. You are right on the straw not being wide enough-that pic was from the new grader (got rid of the first one) and we were at the beach. Asked him to make it wider and he did some but we had monsoon season before we got back and have a couple of spots that are going to have to be cleaned. Most of the finishes have been picked. We got samples from the company we are using for lighting, Ordered appliances months ago, should be here any day I would think. Front door finally showed up-that took 7 months. Garage doors are here. We do need to get a deposit in on the hardwood flooring. Decisions left: stone for patios and porches. Boxing materials (almost done with this), fireplace coverings inside, tile, deck board color and master tub. I think that's mostly everything. I've gone through all the numbers and need $82k on top of bank draws to finish. Going to just round that to $100k. On the front porch waterproofing. Good eye-the front lip is flashed to the below grade waterproofing below the slab to send it to the drainage mat. I am flashing the wall with the door this weekend and have to take out some brick because the masons got ahead of me. Planning on using a membrane on top of the slab that drains to the stairs....See Moreworthy
