Have contractor repair this tile work or get a refund and move on?

Hi Everyone -

I am near the end of a bathroom renovation. The shower tile has gone up and I think it is evidence of very poor craftsmanship. Examples: the corner work, the tiny, sliver cuts of tile to fill the edges, the niche where the border doesn't meet up and again, really bad corners. Additionally, the caulking work is incredibly sloppy. They used sanded caulk and in some instances it clumps like cement. In other instances, it's barely there.

Would you get a refund for this work and find someone new to fix it all? Or should I give them a shot at repairing their own work?

Any and all changes of plane are to be 100% silicone caulk never grout. As far as repairs, that will depend on the waterproofing system behind it on how easy repairs will be. As far as who does the repairs that is up to you. In many states you owe the initial contractor a shot at the repairs or you owe him the full dollars of the contract. But being he did such a terrible job, is he capable of doing acceptable repair work? Again this all depends. You probably would not get a refund at all, most times that never happens. Have you paid him in full? Is he a licensed tile setter? Tough to just for sure on the layout issues and tile cuts from 6" away however.

That is nasty to the point of embarassment. You may be legally required to give them a shot at a do-over. Tile, countertop, and cabinet installation, are specifically exempted from Florida's contracotr licensing requirements. Check your state's please.

Thanks for the follow ups, really good information. I'll try to address each comment and ask some more questions. fluffybunnysui: The 1st contractor called me last night to ask about what I was thinking about doing to fix it. I told them I had a 2nd contractor come out and test it and told me the expansion valve. 1st contractor said that they determined it WAS NOT the expansion valve because they blocked off one side of the flow at/on the compressor, and the bypass valves opened and it couldn't suck the pressure all the way down.(I don't really understand how it works, I have replaced Automobile A/C but just followed basic instructions.) 2nd part: Both contractors said that they *think* the evap coil is icing up. Because we could turn the unit off for hours, let it melt, and then it would blow really cold again for a short time. Unfortunely for me, I had to leave the house today and go to work in a different city for the week. I can't spray the unit off, and my wife doesn't feel confident doing it, but the 1st contractor is due out to the house later today. thanks. Jack Mason: thanks, the 2nd contractor did show me their pricing on new units. Said $2,899 for a new evap coil and all related work. $4,600 for a 12 SEER outside unit. (my system is a 14 SEER I believe). Reading the link you provided now. thanks. Heatseeker: I don't know what refrigerant is used in my system. A quick web search points to R-410A. Repair or replace: interior doors that will be moved

My carpenter has observed that to move the existing doors and to get the locks and latches lined up, and most especially to true up the doors in a house where few joints are square would take a good deal of time. He believes that it will be cheaper to buy the new pre-hung doors. New doors of course will require installation labor. In an old house, doors were often custom-fit to the spot, compensating for any out-of-true framing by removing some of the wood on the door. There's where the problem is ... check your doors by measuring the bottom to lower hinge, distance between hinges, top of door to top of top hinge, and bottom of door to bottom of latch. Check corner angles and heights of doors. You will probably find that no two doors are identical, which might mean a lot of tedious custom futzing and fixing. When I had a door replaced in my 1890s adobe, the handyman specified "undrilled with no hinge mortises". That way he could drill the doorknob hole to match the existing catch position, and didn't have to make a mortise for the door half of the hinges. If you are using half-mortise hinges and rim-mounted locks and latches, it's a lot easier. But if the corners have been adjusted for a wonky door frame, it's too hard to un-wonk it.

If your area has a home improvement commission, contact them and file a complaint. Then, contact the contractor that did the original work and tell him you have had one assessment that the leak is due to his poor work. Let him know you are filing a complaint with the home improvement commission (if you have one). Ask him to look at it before you do, and correct the problem. Then get 3 estimates on where the problem is and if they all agree that it was due to poor workmanship, then you have an argument. If you just have someone come in and redo everything, the original contractor can merely say the problem wasn't in an area he worked and, there's no proof since the roof has been redone. Also, if you give him an opportunity to fix "his bad", that would be the right thing to do since the problem might get resolved and everyone ends up happy. If he doesn't cooperate, then it's time to get tough. Depending on locality and the watchdogs that are there, you can get some action. I coached a family member through this procedure over a poorly installed driveway and they received their $10,000 back, the contractor was fined (that amount) and his license was suspended for a year. He was not to be issued a license under a different company name in that time in that county. As for the web based contractor referral, they receive an amount of money if they schedule a contractor.

i tend to disagree with all of the above,,,,,,yes he should of told the homeowner beforehand of the change order, outlining who what, where, and why. But really, now,,,, assuming,,, he only needed 5 bricks,,, and the job went real well,,,, is the contractor going to cut his estimate???? Wants protection on the high end,, but not willing to provide for on the other end,,,,now is that fair? And going further,,, a professional not anticipating 60 bricks,,, but predicted 15,, is a major league difference... Did he low ball the job just to get the job,,,,doesnt know what they are doing, how much due diligence did they do when providing the quote???

Its awful. I wouldnt want them touching it again. It needs to be completely redone. The ceiling isnt even sanded and smooth. I dont see one thing right, in that whole shower. Yes, you may be legally required to let them try to fix, but, that needs to be torn out and started over. One of the worst jobs, I have ever seen.

It's very bad and not to industry standards, and that's just the veneer (the tile and finishing). No idea how they prepped that and the prep (what's behind the tile) is the most important. You didn't have a qualified tile contractor doing that work. While the "right to cure" laws may apply, make sure that you specify the acceptable cure as industry standards per TCNA and the manufacturer's products they used. The likely have no idea how to comply. Check out these resources for consumers and pay close attention to the references to the TCNA Handbook/Ansi Standards and manufacturer instructions (which apply to the materials and methods used to prep AND to install). See the "13 Questions" to start. It's complex, which is why there are actual tile professsionals and then those who claim to "do tile".
