Looking for ideas to modernize sunroom on front of house

we would like to make changes to an existing outdated sunroom. Any ideas greatly appreciated. have considered restoring to original balcony, however have been advised that being enclosed adds more value to the property

I would go back to the balcony. I do not see that adding dollars or subtracting dollars by eliminating it. It is kind of ugly and the color does not go with what you have anywhere now.

I see nothing about that that is increasing the home value it does not belong so go back to the original balcony.

Jane, I was not attempting to discourage you from painting your floor. I just wanted to share what I learned through my own experience, because you had mentioned that you once considered using tile. Also, whoever buys the house might choose a floating floor and the paint wonÂt make a difference. Although I decided not to use paint on my porch/sunroom, I plan to go ahead with painting the plywood floor in the finished basement. Like you, I am contemplating a beachy (or summery) look, especially since I am on the coast. I thought about a distressed white or a gray similar to weathered shingles or weathered wood (ThereÂs so much of it around here). The patterned floors look great and seem like fun. The possibilities are endless. You can use stencils or sponging. You can also paint a faux area rug. This year I donÂt have the time or patience to attempt a pattern, but I am trying to learn decorative painting and maybe soon I can acquire the skills to attempt a pattern. For now, the painted floor is something inexpensive to go under area rugs. IÂm no help with a color scheme, but your wicker serving cart is great and will probably look good no matter what colors you choose. With area rugs, lots of plants and that lovely wicker cart, the floors donÂt have to be noticeable unless the paint looks really good.

jane ny, I was in a similar situation last year. For me the sequence was paint first, then flooring, then baseboards, But it looks like you may have baseboards already installed. Painting first worked for me because I did it myself and there were spatters on the subloor before I was finished. You might want to check on whether your subfloor is indeed covered with plywood, because you may need an underlayment before installing your floor, depending on what you choose. Best to check where you buy the flooring. With some help from a friend who knew what he was doing and owns a Skill Saw, I installed a plywood underlayment in less than two hours. I too wanted tile with a slate or similar look, but the room was already over budget (long story) and I chose to spend my money on high end French doors because the floor could always be changed later. I got some advice from the flooring forum while deciding. You can always post a message there before you proceed. We narrowed floor choices down to either loose-laid sheet vinyl or vinyl tiles. My friend chose the tiles because the color and pattern seemed to fit well in the sunroom/porch. The original intention was to keep those tiles for about a year while I shop for tile and find a good tile installer. That's really a nice room. So much to love about it, including the windows we can't see on the other walls. I agree with colourhappy's point about negative space, and also with those who feel for other reasons that nothing is needed in the high spaces. The first and third photos posted by Rebeccamom123 illustrate keeping attention down in the levels people occupy. But those rooms benefit from a unified upper line defined by the architecture that you currently don't have. Rebeccamom123's middle photo shows wonderfully that that isn't the only way to a beautiful space, but this design is far more complex and required some talent. And I think yours also requires a little talent and training to make it look good. That TV placement may be necessary, but to me it creates a really significant visual problem. Since you're adding a mantle, etc., perhaps consider hiring a good designer to pull it all together? For instance, just because the TV support and lines come out at that point doesn't mean the TV itself couldn't be moved down (and sideways?) to a better position, adding architectural detail to disguise as needed. (Btw, strictly in the interest of feedback, one of those corner side walls looks big enough for your TV, or next size down, and I'd almost certainly have put it there. If it needs to be on the end wall to be seen from the dining and/or kitchen areas, and a TV in the kitchen's out of the question, of course that's the place.)

Hi Sue, I agree with Brown Dog that the furniture looks too big for the space. I would considered pairing down to one chair and maybe painting the daybed white to lighten up the room. If you really like the dark daybed a brightly colored rug with complimentary pillows and throw would make the room pop. P.S. Love the room.

I think that it is great and it would certainly add value for me. Well, like Elaine said, it depends on your climate. It looks well-integrated into the home and very appropriate in this photo. It may look terrible in person.

I think a balcony would look so much more modern and welcoming than what’s there. Get a good balcony design in keeping with the house.

I find the multitude of different windows to be more of a problem visually than the enclosed balcony. Changing them to bronze and and making them the same would be another way to go and keep the sunroom. For me, the problem with the balcony is the textured glass at the bottom. Adding a large planter under the lower middle windows would help making the expanse of driveway less overwhelming.

I live in a cold climate and love our sunroom, we call it a 3 season room. They are very desirable around here. We use it spring, summer and fall as our livingroom. Sometimes if we need the room in the winter we open the slider door and turn on the heater. At one time it was a porch and could only be used in the summer. I would never consider turning it back into a porch and it would lower the homes value. Its use would be greatly limited.

How large is it? It hard to tell on the picture, but if it is narrow balcony then I don't think it would hurt the value greatly, if it is room size then it would hurt the value if you live in a cold climate. You could reframe it with different windows or paint your home to blend with it.
