need help with 3 things

1. what do to with the space above the fireplace

2. what to do with the wall above the couch

3. what to do with the random corner

looking for farmhouse, clean vibes! any ideas?

Corner: large plant with a side table and a different lamp.

Fireplace: improve by using height.

Console and tv lowered.

Room does not feel very farmhouse, which also does not have clean vibes, so when looking for inspiration, perhaps search contemporary grey living rooms.

Also suggest adding some colored cushions to complement the art, accessorize coffee table and I’d replace hooks by door and take advantage of the long wall, using something more interesting, which will also help balance the wall. Have a plan/look before you purchase anything.

Bring the TV down to seated-adult height. No one will be comfortable looking at a TV up so high. Put some kind of console table below the TV (storage for video machine, movies, etc.).
Art over the fireplace. Maybe smaller art (2-3) over the sofa. Drapes on the windows.

Color is welcomed. Some personal details above the fire will add sparkle vibes. Brass, metal figures can be hung on the couch wall. A wood accent chair like a Shell chair will create a nice balance.

Good question...That space is actually not that big in real life. We'll likely put the 2 chairs with a table in between that we have in the sunroom now. We may end up with a moveable island in the "butler's pantry" -- agree, it's more of an extended kitchen space. But we can reuse the same cabinets so it will be low cost and extra storage since we'll have less in the main kitchen area. Moving the bathroom was deemed to be more than $10k, and creates a lot more complexity in the project. I am intrigued by that idea, but I think that will actually make the house feel smaller since that will create more of a closed off hallway from our utility room.

Paint all trim white. Forsure in kitchen. I like the wood for the front door. And maybe some other places. But you seem to be going very modern ( which looks great btw!! ) so I’d take it door by door. Meaning the front closet should be white. But I might say something else for a pantry door...

Emilyam819, thank you. Option 2 is less expensive, and if it looks good, I’m all for keeping costs down. Linen Closet already exists. Additional Linen Closet will replace the current stall shower in the water closet room. I’ve always felt that there was something “off” about the bathroom layout, but didn’t know what it was. You identified it: that the Linen Closet isn’t even with the other walls. I like the idea of a hamper. Design Interior South suggested a base cabinet with a pull-out or tilt-out hamper. I am leaning toward that idea now.

Distrited pics are in no way helpful BTW. I agree the TV needs to be lowered and a cabinet below it to anchotr it on the wall . The ecnter of the screen nshould be at eye level when seated so figure that out then that will tell you the height of the cabinet . Hang art above the sifa and do som interesting taller decor on the mantel

I would add some height to the fireplace decor and find large scale art for above the sofa. I would also mix up the pillows and add an end table with table lamp between sofas.

What is to the left of the FP? Have you tried the TV on the wall to the right of the FP with the sofa floating to create an entry wall corridor? Everything looks very squished towards the door & I would not want to sit at the end of the sofa with shoes and purses surrounding me… doesn’t go with your “clean” vibe :-) Maybe take another picture from different angle. From the current pics, for me, everything needs to be shifted forwards (towards FP) and put both focal points on the same wall (lower TV about 40” off floor with console table below as noted above) & move coat hooks etc to TV wall to create a better entry way.

For people asking for more pics - I’m thinking of getting a new coffee table as well, something lighter colored. These suggestions are AMAZING! I have a new console for under the TV on its way and will lower the TV as soon as I have a friend to come help :)

You could add a tray to the ottoman and reposition it as a coffee table if you dislike the current one (although I like it). I would also move the sofa towards the loveseat and move the round end table to the other side of the sofa.

Thanks for the additional photos @Catie. Now I see you have no room on the other side of FP :-) I still think the TV would work better on the opposite wall with one of your sofas centered on the the window and the other floating in front of TV/FP area. Are you able to shift your area rug back and to the left? If you can move that a bit so you can see your floors around the perimeter, it will make your space look bigger and less cramped. Great space and with a few tweaks it will be just as you imagine!

I agree about putting the TV closer to the fireplace. You can then move the sofas and maybe put a console on that window wall for storage.

The t v is hung too high, and it is looking pretty lonesome. There isn't enough room for a floor console, so add a wall mount, like this one from Home Depot. Love the light and the shelving.

As. for the sofa/fireplace wall, using painters tape, choose an accent color and make the fireplace more important.
