Comments (17)You are going to want more than 32" for the toilet. 36" is standard (and perhaps even code in some areas???? Not here in Maine but I heard people saying that on other forums...) We have 34" and it feels fine but I dont think I'd want to go much tighter. You could solve that simply by flipping the closet and shower. So, have your shower -rotated 90 degrees and witha glass end wall- at the end of the tub (which is a nice setup you can see in many bathrooms, the tub deck can actually protrude under the shower glass wall and be a ledge or seat in the shower). Then the passageway moves to the left, and you can steal a bit of space from the other closet for the toilet. Either that of have a shorter vanity. 48" isn't a size I'd fight for. It's too short for a double vanity, really (unless you're using one of the new two-faucet 'trough" styles) so why not go down to 42" and have a better toilet area? For resale, though, you should consider a double vanity. Some people I guess expert truly huge ones, like at least 5+' long. But you CAN get smaller ones, Ikea has some great ones for tight spaces. Comments (2)This room would actually be used as a study/craft room for me. We plan on living here for a number of years and do not see this room being used for any other purpose. (tween-age kids!) The downstairs has a complete guest suite - attached full bath in addition to a powder room for guests. The actual bathroom ( in the picture) will be used solely by my son. Hmmm desk space might work... I was wondering if anyone here has encountered a bathroom that opened to the bedroom. I saw maybe one picture when I did a google search. Comments (12)I would think the most popular configuration would be what is typical for a house with three bedrooms. It would have a master bedroom with an ensuite of a nice size. A nice shower would be preferred by most people rather than a tub and small shower or a tub shower combination. The two guest bedrooms would share a bathroom and that bathroom would have a tub shower combination. I have always lived in dense urban areas (Manhattan and now Los Angeles high rise condo) and that would be the configuration for your target audience. Having three small master bathrooms would be a configuration if you were renting to three unrelated people who needed to share the rent and personally I don't think that is the optimum tenant as families and empty nesters are more reliable and probably long term versus constantly moving as young unrelated professionals would....See MorePrimary bedroom closet and bathroom placement
Comments (4)Given the apparently large sizes of your bedroom, closet and bathroom, I don't think that "losing" space to a hallway is a problem. There is this weird idea that hallways are wasted space. They aren't. You need space to walk from one place to another. That space will exist whether a walled hallway is there or not. But with an actual hallway, you define the traffic pattern, provide a sense of separation, transition and privacy. These are all valuable and should be part of your thinking when designing a space. All that said, if you intend to hire an architect or other design professional, you'd be wise not to show them floor plans. It stifles their creativity and you'll end of getting something that you could have (and mostly did) design. Your job as a home owner is to carefully explain and prioritize your requirements for the space.
