Thanks everyone, I am leaning toward porcelain tile athough the faux wood vinyl is attractive (and nothing is literally set in stone yet) and also easily removed should the next owner decide to change things up a bit. Children aren't a big issue, although I am a grandmother. Original flooring (before the flood) was carpet, which I hated. I am leaning towards tile b/c I want something completely impervious to moisture with extended durability. luckkii, I do like that lighter floor photo you posted. Is that yours?

Vinyl plank or sheet could be used for the entire room if you take out the tile which is definitely what I would do. I can tell you from experience finding a matching tile years later ain't gonna happen. If you have a habitat restore store in the area definitely go there! I got all the tile to do my entire guest bathroom with shower for 70 c sqft! And it's very high quality porcelain tile brand new. There's a Lot of nice new tile at the one here. I got all the replacement lever style door knob sets for the whole house for $3-4 a set. Electrical outlets and cover plates by the bag for just a few dollars. All new in the box Ac ceiling vents for $3 each. I have fallen in love with the Habitat restore store! If you hhate carpet, I do to especially after the flood, consider getting the very low tight pile commercial carpet with a rubber pad or no pad. It's way cheaper! And not nearly as bad for asthma.You ccould leave a little bit of the tile in front of the fireplace as a hearth.

The other thing that might be going on is the water residue being left behind is dirty. One of the best methods of removing the dirty water (yes...even after all that water+cleaner+cloths can still leave behind dirty water) is a Shop-Vac. You can change the water AND mop head as many times as you want. You can use as many different cleaners as you want (I don't suggest it) but if dirty water is still left on the tiles (unglazed are SUPER difficult to get everything 'up') then you will be left with dirt. Why? Because water evaporate but dirt does not. Many people have used a tremendous amount of water as a RINSE... and then vacuumed up the water with the Shop-Vac. The suction is pretty much the only thing that guarantees to PULL UP the dirt with the water.

Those are really great looking planks ....I'd keep it subdued as there is no point trying to get that rich coloration w a smooth grain as well. A slate look w a tiny bit of light/dark to it. I'd probably go w the large format squares ... vinyl.....maybe cork as I know you can get various patterns/tones....stay w muted look. Do you absolutely need tile? A resilient floor is so much more comfortable.
