Help Identifying This Grass For Sand Erosion Control (Texas) ?

The lot we're building on slopes down from the road. Everything is pure sand here in this immediate area of Central Texas (think beach sand). We have a lot of red oaks, hickory, and some live oaks along with lots of sand burs.


It looks like the developer who built up the community seeded some sort of grass from the edge of the road down into our lot - for erosion control of the sand.


It has worked VERY WELL over the years despite being abused, never watered - surviving droughts, heat and even freezes. It's been thriving and generally staying green in the Summer months for several years coming back from being brown in the winter.


I'd like to ID this and put more of it in further down into our property. Any ideas what it might be?
