Does anyone know how much a completely new staircase would cost?

Hello,

I need a little help. I want a completely new staircase. Everything about the old one will be demoed. I want a glass railing and storage under the staircase. How much do you think this would run? If it helps, I’m in a medium sized city on the east coast.

Everything demolished? Everything? Just that glass railing alone is 10K. To remove it all and start over will be closer to 60K than 10K. Maybe closer to 100K if the current one doesn’t meet rise and run code, and you have to start over with added structural changes. That expensive ”stair problem” is one of the many things that prevented me from converting the attic to bedrooms.

A more accurate estimate would be achieved by asking a local builder or local carpenter that have opportunity to review the drawings you had prepared by an architect.

We built our 32 x 36 barn last year. And are still working on it. We have 3 horse stalls in, and JUST did the floors last week. Our base price was $11k, and it turned into a horror story before we got the roof on. Had to bring in 2 more contractors, one to fix the damage to the landscaping and one to finish the water, electric, roofing, put on the doors, etc. I think we are at $13k, curently buying rough cut lumber from the Amish and my Dad and I doing the bulk of the work ourselves while my DH is at work. My only advice is to hire someone who is going to do the work correctly and not rip you off. Pay them more if you have to. We found the expense was having to pay for the same work twice, and the stress of being ripped off wasn't worth what we "saved" on the original job. For the electricity it seems you are buying the electricity from another provider. There is delivery charge from National grid for $61.49, and a service charge of $75.71 from another supplier. The average cost for 701 kWh is $0.196 per kWh. That is is expensive. You probably would get a better rate if you bought your electricity from National Grid. National grid also offers other types of billing. You should call them and ask about all the available options. The gas chart is showing a price of $0.22 per therm. That is very low so I suspect that is only the delivery charge. Are there more details on your bill showing the service charge?

On the surface, that sounds a little crazy. The actual work involved with relocating the gas service is pretty minimal and shouldn't take much time. In most jurisdictions, it's the type of work that technically requires an "over-the-counter" permit, but more often than not the contractor would suggest not pulling any permits, as it is such minimal work. But that might not be a feasible strategy for a multi-unit dwelling (see below). The complication with gas service is that unless you have your own gas meter, there probably isn't a cut-off valve that turns gas off for just your unit. So, even for this tiny bit of work, they'll have to turn off gas for the entire building. And after completing work, they need to do a pressure test to make sure they didn't introduce any leaks. Again, this takes extra time, while everybody else doesn't have gas service. Turning gas back on is another wrinkle. For modern appliances that have spark igniters or glow bars, it's a non-issue. But you don't know that that's what everybody has. So, somebody needs to walk through the entire building and make sure that pilot lights are lit where needed. I don't see how this would cost $5k. But I can see how it is highly disruptive and how it can take a lot longer than you'd think. It quite conceivably involves pulling in the HOA to coordinate work. On the other hand, if you can turn off gas for just your unit, then most of the above becomes a non-issue and a good plumber can have you up and running within less than a day. And it only should cost a few hundred dollars. Out of interest, how many units are we talking about? Two or three additional units? Or 20, 50? The answer to this question can determine how realistic your project is.

If you plan this from the beginning, it isn't that much. You are not adding siding or roofing - correct? You of course have stairs and those are variable but assuming a budget build, $2k should cover it. Then you are at a few k for not using trusses, handling load etc. Plumbing - figure $3k for rough in 1 bath. HVAC - $5k for another small unit. So $15k might do it in rural NC. It is very common in NC to have unfinished attic space with walk up stairs so I don't think you have any concerns on the permitting side. What you are planning is typically called a 1.5 story which is often the cheapest (ie most cost efficient) way to build. Remember of course that you lose 1st floor space with the stairs (and 2nd floor space). That eats into the cost efficiency of the project on a smaller house. If you had 2,000 1st floor and 1,000 second floor, the space lost to stairs is less of an issue. People hate cost questions here because there are a lot of variable and no one can give you a real answer. You need to leave room on your panel and build a big conduit to this space. You need to figure windows which I ignored. What are your long term goals? Not telling tax collector so doing it after CO and not permitting it?

I did some stair building and handrailing back in the day. I quit quoting them to people like yourself because every single time when the dreamers got the proposal, they woke up and said "No thank you" immediately.

Your pictured stair is out of code as the glass guardrail doesn't have the proper gripable profile. The second pic is out for no rails at all. There are all kinds of really cool very dangerous pictures of stairs on the interwebby.

Were I still in that business and you called me, I would ask if you're comfortable in the 50K range. If you said no, that would be the last time we spoke. Good luck, but remember, the contractor you want has heard this thousands of times, eats rejection as a snack, is highly skeptical of the leads he does run, and has a half-year wait for his services.

Hi! Thank you for your responses. I’ve recieved two quotes for this project. Both have excellent reviews.

quote 1: 23,000 (1 man)

quote 2: 37;000 (firm remodel) delivery

I came to houzz to see what was reasonable for this job, because the quotes were so far off. It seems that I’m lucky the price was in this range. I looked at the quotes they both have everything necessary. Quote 2 has a lot more in labor costs, which makes sense because 3-4 guys are going to working on it, while quote 1 is just 1 person. Quote 2 would take 1.5 weeks and quote 1 would finish the work over the course of 1 month. I’m going call tomorrow just to confirm that all aspects are understood.
