A couple of minor points: P tenax can grow to be very large - up to 3m tall and at least 2m across. Your friend may wish to move it back from the foundations of her house before it becomes a major exercise in plant removal. And, if she's willing, you needn't wait for seeds. You can take a section of the plant from the outer base. Ensure it has roots. Trim the leaves so it looks like a spear head with the tender young central leaves left the longest at about 30cm and the outer ones at about 20cm. Plant and water in. Protect from frost if necessary. You may need a sharp spade or even a hatchet to sever the piece from the plant. If you do want to start seeds try using damp grit (not sand) perhaps with a little amount of peat in it. 'Flax'/harakeke often grows in swampy areas on mounds just above the water.

how big are the guys? bromeliads can get huge while living in the crook of a tree. but I think I'd pot them in bigger pots just so they don't tip over. but I'd make sure they had plenty of drainage.
