What modern colors to paint this Baby Blue house?

I'm thinking of buying this house to use as rental. It's it a fairly new(ish), upscale, golf course residential area. But I'm worried that I can't "modernize" the exterior much and also the light gray roof worries me. I'd like to go with a "creamy" gray with dark gray/black accents (but sure where exactly, around the windows [or are they too thin?], and the drain pipes? )



Would "Oyster Gray" (pictured below,) by Sherwin Williams be totally crazy? That roof is much darker.





Also the beige brick is really throwing me. It looks so dated.

Any suggestions?

    Grey Wisp is Restoration Hardware Silver Sage. I always loved walking in RH when they had it painted that color. I thought it might be too pale, but I will go pull it out now. Barvnvabeach, I do like Sea Salt. I have that paint chip. I like several on that strip. I like Wythe and Woodlawn. Wythe reads so differently in the pictures above. In one it looks brighter turquoise and the other (basement) more muted but deep. I kind of light the muted effect better for my room, but both are pretty. I am not sure if Quiet Moments is too pale. I like the depth of color in Wythe. Did anyone ever see BM Beach glass or Ellen Kennon H20 Ahh or Oasis? I will also check out Blue Smoke.

    Grrrrrr, my ranch is white with black windows. Put a lot of thought and money into remodeling our downsize. Last year a couple bought a house, within eyesight of hours, and copied my house...right down to the design of the muntins. I am still grinding my teeth. I like all black, but your house isn't that big so wondering if you should go with a lighter charcoal and do the trim in black. I'm afraid everything black and you will lose the impact of the windows.

    Thanks for your comments, all! So now we've decided against the teal and I'm glad about that!!! Thank you!!! And now we're choosing between the SW Tricolor Black and SW Urbane Bronze. And you can see both on the railing in this photo. We feel that black on the handrail and on the grab bar across from the handrail, will feel too strong and jarring with the white spindles, SW Balboa Mist on the walls, and this color floor https://www.calibamboo.com/product-legends-golden-hour-oak-durable-vinyl-flooring-7902600201.html.  So....we are leaning toward Urbane Bronze which is the color on the right in the photo. BTW, this is the railing you see when you come into our house. Of course, this is all going to be cleaned up after this remodeling project is over!

    I just do it in PowerPoint. The colours are difficult to suggest judging only by pictures because colours differ from one computer to the other. We can suggest colours but they all need to be tested on site to make sure they blend with your roof, bricks, etc. Also, when choosing your colour, keep in mind that the colour will usually look lighter once painted on the house because of the bright outdoors.

    I loved RedRyder's almost navy picture with white trim above. Paint the whole house including brick. Lots of white trim. Roof will appear less blue by contrast and look gray,

    Magnolia has a dark brown. I think it might capture your brick and make it pop, and then trim the edges and corners in something creamy.

    • I‘ve never been a fan of blue houses , however, i think the landscaping is what bothers me the most. Since its a rental probalbly fairly low maintenance landscaping , assuming you will provide a gardening service.

    I love the inspiration photo with a navy blue color, because it complements the roof, is on trend and really pops. Agree the current landscaping looks very tired and needs refreshing. With navy blue paint and new plantings, the exterior would be ready to go!

    How much more money will you get in rent by making these upgrades? Are you an experienced landlord or is this a new experience for you? After having rental properties for many years now, I often take the approach of if something is not broken, don't fix it. Once you start the upgrade process, something else always looks worse so scope creep leads to spending more money and time. 


    In my experience, homeowners buy charm and updated materials. Renters rent location, size, and condition and quality of kitchen, bathrooms, and laundry. I have found interior improvements, not exterior appearance, to be  more valuable for rentals.

    Hello @Lyndee Lee STR and LTR Rentals and consulting on STR is what I do for a living. For about 13 years now. I specialize in Luxury STRs. Being that this home is in a very nice area, on a golf course, "in" the forest yet with a stunning city view, I will more than likely make it a STR. My remodel budget is $35k for this home and I'll recoup that in the 1st year. Since it will probably be a STR, it needs to pop on the listing page, and this old fashion blue ain't it! lol It needs to be "dramatic" and "classy"

    And thank you @esupple and again to @lisedv... you both understood the assignment.

    I'm not feeling the dark blues, but loving the charcoals...

    So now it's down to "Black", "White" and dark "Gray".

    The Brick is much darker "beige/brown" (?) than I previously thought.


    So my question now is... do y'all think the roof has a lot of blue or is the blue house making the roof look blue?

    First guess is it's a neutral gray that belongs to the green-yellow hue family shingle that someone mistook for "blue undertones" because they didn't know what they didn't know.

    Either way, it doesn't work with that 'soul patch' of brick hanging off the front the house.

    Removing BLUE from the selection process... what color would you recommend?


    I'd like it to look "updated/trendy"... I think using "modern" was the wrong word. It needs to "pop" in ads.

    Benjamin Moore Chelsea Gray is a warm medium-dark gray that would complement the brick, but not look super dark as there is a fair amount of shade.

    Thank you @esupple... As I mentioned on one of my earlier posts, (this thread is getting very convoluted, I know,) I'm going to PAINT the brick. But I can definitely see what you're going for and it's very nice. After seeing the property think I'm going to turn it into a STR, so I need a more POP for the websites.

    I think now I'm down to very dark gray or white.... Love the idea of black, but after giving it some thought, I think some people might find it off putting. Thanks again!

    BM Hale Navy or SW Urban Bronze are still my favorites. I don’t like a brown house and I think any shade of brown-beige will make the roof look worse. Garage painted is the same as the house, and the brick (but find Romabio and tint it to match or you’ll have peeling paint in a couple of years.)

    A black house is so modern, but as a rental, I’d be worried about possibly turning people off.

    Did you see today’s article on blue houses? They list the colors! Great timing @Ja Doe.

    Agree with you on both points @RedRyder... Urban Bronze would be stunning and it would be a turn off as a rental.

    Now, for the Blues..... LET IT GO! Hate Blue, Blue is not happening, stop trying to make it happen! :-) LOL

    @ladytulip I keep coming back to that color (if you're referring to the "creamy gray/white" in my original post...) now the problem is trying to figure out what color is it?

    I like this ”creamy gray/white” color too. I painted a large swath on the upper left corner with a color matched from the SW Anew gray sample from the chart with circles, and it seems like a close match. However, compared the the larger sample, it is a very different hue. When in the sun, though, it might be just right.

    I really like the above creamy gray combo but the house has black windows wich makes everything pop. I don't think you'd get that effect with the white existing windows on the blue house.

    BUT NOW... I need to help sorting out the white trim dilemma. I'm thinking of adding "black/charcoal" "shutters" and painting the drain pipes as well.

    Make sure to sample the paint you think you want on your own house on a sunny day. Then visit it on a cloudy day. The outside light changes every color.

    I love the idea of SW Oyster White with warm gray shutters. I found these photos using Oyster White and SW Fawn Brindle.


    I would love to see how it looks with your pale gray roof, but unfortunately, I do not posess the skill.

    Lisedv’ s mock ups seem to expose the fact that the house doesn’t have the room for properly sized shutters. Also, the roof appears blue. I love the house in white, though - it looks stately. I’m now wondering if some of the trim , maybe just around the windows, should be painted the same gray color as the roof, rather than a warm gray. Perhaps then the roof would appear to be gray instead of pale blue.

    What does everyone think of making the accent and garage "black/very dark charcoal" ?


    They did that to one of the houses down the street from me and they ended up putting it on the front cover of a magazine. They had also made some trim and planter boxes in a medium stain brown color. It looks really good

    I’d love to see a photo of the house down the street that made it onto a magazine cover. My concern is that it would make the house seem cut in two, since the garage is nearly as wide as the house.

    Good grief, it's not a blue OR gray roof. It's a blue-gray. That means you need a gray that has blue tones - as opposed to purple, brown, or green tones or any other of the nuances that a gray house paint will have. Dont worry, it wont have enough blue to look blue - it will look definitely, unmistakably GRAY in relation to the BLUE-GRAY roof. It just wont give you any of the weird clashing undertones you would get if you chose the wrong gray. HTH!

    Any colour you decide on has to be tested on site because it's impossible to judge a colour simply from a photo on a computer. The roof does look blue in the photos but you had previously mentioned it didn't have a blue undertone.

    This is a STR people just care about the photo Do you think they’re going to spend even one minute thinking ”the roof doesn’t look good with the house color?” Do you think the photo can’t be altered?? Don’t you think the inside matters way more than the outside?

    Forget the paint because if you don’t fix the landscaping, folks are going to keep scrolling on by

    Where is this house anyway?? because I know plenty of golf course communities where no one ever wants to vacation because there’s nothing to do there when it’s too cold for golf or the beach. The restaurants and shops are closed because Covid is still among us Things are expensive and my own house and community has lots to offer at a lesser price

    @cda1028... I'm not sure what your issue is, but I've been doing LTR and STRs for a very long time. I have been extremely successful, people pay me to consult on getting their STR business started. I have rented to celebrities, top politicians and my rentals have been used to film movies, TV shows and commercials in. Bottom line...I know what I'm doing.

    I never said I was not going to address the landscaping nor the inside. I came unto to Houzz as I know it attracts the top professionals in the Design arena. The thread I started was merely about getting the advice from others about EXTERIOR PAINT colors.. I know where my strengths and weaknesses lay. Picking paint colors has always been one of my weaknesses and as my Designer is on maternity leave for the next 6 months, I thought I'd pop on here see if I can get the opinions of some other professionals and even others who are good at this sort of thing. Knowing how to run a business does not make me a Designer. Everyone here has been EXTREMELY helpful.

    The reason I'm not revealing the exact location is because I know there are many people online who are "unbalanced". Some people feel comfortable putting their locations online, some do not. I fall into the latter category. After reading your very "aggressive" message to me, once again I feel that I've made the correct decision.

    Best of luck with your rental and no need to feel like I am competition to you... as I am 100% sure you are no competition to me.

    I like all the white options but you are asking about the garage. I would not do a dark gray on the garage doors. Medium-to-light gray in the “cool” family, as @Debbie Downer pointed out. I doubt a potential renter will notice the roof color if the vertical surfaces are newly painted and cohesive. If you want to paint the trim, again soft gray on the cooler end of the spectrum. A dark gray front door would work! That will fulfill your dark gray need!

    @RedRyder A dark gray front door... Love that idea... Plus grays are so easy for my crew to take care of, it hides a lot of dust.

    Are you thinking along the lines of SW "Web Gray"/ "Peppercorn" gray or lending towards "Dovetail"/"Dorian Gray".

    I like Red Ryder’s suggestion that a dark gray front door is all you need. I like the color of the very dark, nearly black shadows on the roof. To my eye, a dark garage door emphasizes its size in relation to the house. When everything is painted white it reads as all house.

    More like “Lazy Gray” and “Morning Fog”. Front door can move down the strip or go to Steely Gray. They are “blue”er than Dorian Gray.

    @esupple... Just noticed your "Peppercorn" comment and link.... I LOVE that color. I have an accent wall in one of my Billiard rooms painted that color. When my Designer picked it out, I thought she had lost the plot... but she was right, it looks amazing!


    Again, it brings back the debate that some might find a "black" house off putting... but I love the drama it would bring to pictures on the websites.


    Do you think it's a "light" enough "black" to not look too "sinister" ?


    @Debbie Downer You're probably right... I might be overthinking the Blue in the roof. This is why I love looking at paint colors, but hate picking them... I'm just terrible at it. I always pick the wrong color and then have to pay my Designer to pick a new one and repaint. Thank you.


    @lisedv Yes, you are correct, I would definitely pick up a bunch of paint samples and do large areas and look at them in different lights before spending $1000 on gallons and gallons of paint. Maybe I'll post the samples on here. Thanks again!
