Comments (11)Thanks for the great feedback so far! Keep it coming!! The original island was 8'x3'8'. The new version is 4'6x8'. It was initially supposed to be a workspace/table combo, but I realized to Lisa's point that it will really be only used as a table if we keep it like that. I also had the concerns about more appliances than storage, and that's part of why I started modifying the island. If we were to use the architect's design as is, we would add an additional workspace, much like you did. That led me to want to move the dining area to the nook and use the island as a work station w/ more storage. There are only 2 of us for now, but with house guests and entertaining, we would want to be able to seat 4-5 regularly and 6+ for special occasions. You make a good point about the limited side seating, so we will remove it. I'm glad you all pointed out the issue with the dinnerware being so far from the dishwasher. My concern is that if we move the sink/DW back to the corner, there's not really any more storage over there, and then the sink is really far from the fridge. We could put the dinnerware and glassware in the uppers over the DW in my layout to resolve the issue, and then would just need a place for the flatware - either over the tupperware or back in the corner by the ovens. I could also probably get 18-20" of drawers next to the DW if I cut the tupperware/wraps drawers in half and take the extra 6" from the drawers on the other end (which would also put more counter space between the sink and ovens). OR the dinnerware/flatware could go in the drawers on the end of the island. So let's assume we can solve the storage location issue - would you still move the sink? (I don't think we could do a second sink because of the costs, so let's assume only 1.) How does the pantry on the left allow more space for the fridge doors? We would have french doors on the fridge, so I assumed it wouldn't matter which side. I actually wanted the left originally so I could put stuff from the fridge directly on the counter to the right, but since the laundry and pantry are paneled it looks better to flank the fridge with them. I guess if we kept all cabs the same color, it wouldn't matter as much. We put the fridge and pantry at the same depth as the laundry for 3 reasons: 1. a 36" deep fridge would look built-in without built-in prices 2. deeper pantry = more storage and 3. if we put the "tall things" in a contrasting color to the other cabinets, we would want them all flush so they form a wall. We haven't seen the ovens under the counter in person. We are planning on using the new Bosch swing door ovens, so hopefully that helps with some of the bending issues (only down vs. down and over). It does mean that we would want 30" clearance on either side, though, for the door to swing out. There is also a chance we may not be able to use both ovens because we only have 100 AMPs and it would be very $$$ to upgrade, so we could reduce to a double wall oven or just a single. I'm not a huge fan of the double wall oven because it seems like the top oven is too high to easily see and reach inside. However, I don't have personal experience using them so maybe it's not really an issue? Comments (38)I like it, too. I offer a couple tweaks to consider: I think you'll have more room for people to sit at the table if it's turned this way. Of course, that's easy to play with once things are in place. I would use a slider so you don't have doors in the way outside. I'd put the opening where marked to keep traffic in/out a bit from the kitchen area. Most people prefer EZ-reach corner cabinets to corner cabinets so you might look into those. I like your idea of a wheeled cart. I would make it a tad smaller than you pictured. We had a 30x30-inch work table once and it was big enough to be helpful but not so big that it created too narrow aisles around it. Also, with the fridge there, you don't really want access to the fridge blocked. Before you purchase one, consider doing a mock-up from boxes or a similar sized table, chest of drawers, whatever to see how it fits and feels in your space. Some folks will suggest using blue painter's tape on the floor to mock something. While that's helpful, I don't think it's as helpful as a 3-dimensional item. A mock cart should give you a good feel for what size works for you. My current and previous kitchens are L-shaped. My previous kitchen had the appliances in this order: fridge, DW, sink, range. It was very nice to work in and efficient. My current kitchen has the sink and DW flipped: fridge, sink, DW, range. We all HATE it. The DW in the prep area is a constant annoyance. This situation, along with super-ugly cabinets, are the main drivers behind my current remodel. It means that someone can't clean up while the other is cooking and, effectively, makes your kitchen a one-person kitchen. Your sink will be fine off-centered on the window. You won't regret making this change and you can thank me later. If you don't do it, I may have to go on one of my crazy DW Nazi rants on you. You don't want that, lol. I hear what MG is saying about the fridge door banging your window. I'm not sure if this would work or not but I love having a stool in the kitchen. I use it a lot during long cooking sessions. You could put a stool in front of the non-opening side of your slider. Maybe even put a little plant on it for when you're not sitting on it (my poor excuse of a plant is the green squiggle). I think this could work but if you get into that 8" cabinet to the right of the fridge a lot, I suppose it's possible the stool there could be an annoyance. Just an idea to play with. Overall, nicely done. I think you'll really enjoy your new space. And I hope you don't have to cover that amazing stucco but I sure understand why heating costs would drive that decision. Comments (8)Thanks, everyone, for your ideas so far! Stan Z - Nixing the upper corner cab is an interesting idea! I love the balance it would bring to that wall. I'm just not sure if I would be able to reach everything, and I'm paranoid about not having enough storage (especially if the W/D goes in the "pantry"). Do you think it would look better if I put another upper cabinet to the right of the stove (instead of open shelves) to balance that out? If I end up with the second design (corner Susan and larger 24" to the right of the stove) I was planning on putting an upper there. I've definitely gone back and forth on the peninsula thing... but we're pretty set on keeping a separate dining room. desertsteph - sorry about the measurements on the floorplan not showing up well! I didn't realize the image would post so small. I will simplify the drawing so it's easier to read once I get home. The curved line is a door (in my terrible drafting skills). Those are the stairs to the second floor, and the stairs to the basement are underneath it (enter through the dining room). I just included that to show that the flow of traffic is going in that direction. The kitchen originally had the opening on the other side, but I think it makes more sense to direct the traffic on that side. No bathroom on the first floor, unfortunately, but we have a street level walkout basement with another bathroom. There really isn't space for one on the first floor, and probably less than half the houses in the neighborhood have added one, so I'm not too worried about it. mgmum - Switching the DW and sink is a definite possibility. I thought if I kept the bar seating there I thought it would be better to have the dishwasher next to it instead of the sink (since we probably wouldn't be loading the dishwasher while someone is there, but we might be working at the sink). Maybe that's just not true, though. That is an exterior wall by the bar - it's a garden window looking out at the patio (the shape in the mockup is correct but I couldn't figure out how to make the panes see through). buehl - I'm open to the sink going somewhere other than by the window... it just seems like the most obvious place that people think is "correct". I've never had a dishwasher so I keep thinking in terms of my old paradigm. It's going to be an adjustment (the good kind!). Honestly the window doesn't have a great view - it looks at the brick wall of the house across the street. I'm more concerned about the dishwasher door or sink being too close to the breakfast bar if someone is sitting there and snacking or chatting with the cook. At first I was being stubborn about the blind corner, but once I realized it might not fit into the design, I began to think that a corner Susan would be better anyway. I'm kind of the same size as a small child, but that sounds like a royal pain to deal with. I think I just got dazzled by the fancy pullout at Ikea! Maybe it's better to void the corner to fix the issue of the stove and sink being too close. I'll take another look at what that would look like. mama goose_gw zn6OH - Yes, that window is pre-existing. It's actually not a pass through and doesn't even open except a little vent at the top! It's not the highest quality window but I don't mind it and would probably prefer to change it out later down the road to save some money. It does seem like one of those "while you're at it" things, though... it's probably more cost effective to do everything at once if I can scrape up some more. I do like your U shape design a lot, but I was reeeeeally hoping to put some seating in the kitchen since the dining room is separate. Good point about the fridge - for some reason I was thinking it would stick out enough (though it definitely doesn't the way I drew it) or we would put a filler piece there to allow it to open. I'll have to double check on that. lavender_lass - You just said the magic word! I blew my bathroom budget by a mile because I went on a tiling spree... but I'll probably wait to tile the kitchen and DIY it later on, so that might make it feasible. I do love those feature tile walls in a kitchen! Is the breakfast bar what's screwing me up here? Do I need to give up that dream?? Would people think I made a giant mistake if the sink is still under the window but not centered? Comments (6)Maybe, push peninsula even further back to give more space within. keep chairs with people out of walk way. need panel on right side of microwave hood. Keep same spacing on both sides of window to keep balanced symmetry around window.
