Comments (8)Probably the only way to have a toilet and sink in 4' X 4' space and have it meet code is to have: 1) a very small sink, and 2) a door that swings out or a pocket door. For starters. any toilet must have 15" of clear space on either side of the centerline, and a minimum of 21" of clear space in front of it. The shortest standard toilet you can typically get is one with a round bowl, which would be about 24" front to back. If you add 21" to that, you're at 45" minimum. That means that the toilet would occupy a rectangle that is 30" wide and 45" long. After this is subtracted from the rest of your space, you have a space about 18" X 48" in which to fit a cabinet and sink (presuming the toilet is back in the corner to one side rather than centered on the back wall). You would then place a very narrow (18" or less) vanity against the wall in the other back corner. Alternatively you could put in a corner sink to make this small space feel a little roomier: Corner sink A door that opened in would hit the toilet unless it was a pretty narrow door (less than 24" wide), and it would be awkward to close it once you were inside. Trying to place the sink on a side wall would make things even more awkward. Comments (9)This is a nice room, but it does need some personality and color. I would definitely involve your son and incorporate his interests. Here are some ideas from Target to get you started. I'm sure PB Kids and others will have similar looks. A bulletin board over the desk is a great idea, along with colorful art. Sports, Star Wars, oceans... you can always preselect several pieces you can live with that he will like and let him make the final choice. The mirror can go over the dresser if it will be useful, otherwise stick with decor that appeals to him. It is hard to tell from your photos if there might be a better furniture arrangement since that big bed doesn't leave much space for playing or storage for books and toys....See MoreNeed help squeezing in a powder room in new build design!

You can, I took a little bit of the bedroom walk in closet, you don't need a "hall " to the bedroom, and it is VERY easy to stack a washer/dryer when using front load appliances I can not perfect it. I could if it could be printed to scale, but I'm not inclined to make a trip to the vast copier, nor to scale this to perfection. Pleas. Go BACK to your arch, the one you paid, , and challenge him to do a better job. Nobody with this size home doesn't have a dedicated powder room. It's a bad value, whether YOU think you need it or anyone else here thinks "it's just fine" to get by without one. A horse and buggy can get you anywhere within reason.
