Comments (41)If you only want a "face-lift" - that is not moving anything and just replacing existing fixtures and re-tiling, then it seems to make sense to either do the updates all by yourself or to hire a pro tiler to do the tiling and do the other work yourself. I do think that based on what I've read here over the years that trying to get a contractor do come in to do a job like that is more costly than it should be. If I wanted just a face-lift and I wasn't able to do it myself I'd try hiring a pro tiler to do the tile and then hire a "handyman" to install the toilet, vanity, etc. I'm in the middle of a DIY master bath remodel. I've just started tiling the shower - it's a LOT of work to do it right, especially if you have a recessed niche like I do, and you're using accecnt pieces, and if you want it to look really good. I spent hours getting the two granite shelves and the travertine tile measured and cut and attached EXACTLY right for the best effect. The trim pieces that frame the niche had to be mitered and that was time consuming to get it right, and I wanted the grout lines on the trim and on the inside side pieces to line exactly, so that took lots of time, etc. I made at least 8 or 9 trips from the bath (upstairs) to the screen porch (downstairs) where the tile saw is set up, just for the tiles for the niches. I have a HUGE appreciation for the amount of work it takes to do this - though of course I expect the pros who are really good can do it MUCH faster than me. The quotes did not break down labor & material. I am going to request that, and ask how many feet of ductwork we need. xracer: you state the quote is hiway robbery~ What do you think a fair charge would be? As I stated we requested a quote for a quality system. Our hvac system in our current house is THE WORST.. hot rooms, cold rooms, etc. We are buidling a custom home and want it done RIGHT. We were prepared for the costs to install 2 energy effiecient and quality furnaces & ac's. This is the same thing I have been saying. Having worked for a builder, if builder design satisfies you or require some "minor changes"* - go with it. The cost is nailed down to last stud. I do not believe that IF you are trying to build house on the budget, and this budget 400k (may be $500k) I would be involving architect . Now if you are willing to pay $200/per sq ft go ahead. @lapsangtea As far as original issue: " 630 has become 855" - I can easily see this. Large foundation, upgraded finishes + complicated exterior will do this.... Talk to a builder: ask point blank when can you to put it back in the budget. Most of the time you can build shell for $100k, it is all in finishes. (So reduce finishes for bidding). Get rid of high end faucets - replace with Moens to keep plumbing under control. Always bid 200A service and once you got the bid, ask about "upgrade to 400A". Avoid high-end HVAC (never cost effective), drop hrv/erv and ask about it as an option later IFF you need it. High-end windows add up pretty penny, with little ROI. If you want budget construction - act like it. Comments (6)Thanks catlady999! Peaking the flat roof would be ideal and I love tin roofs. Those were my first thoughts too so I got some estimates form a local contractors and it will cost an extra $30K on top of what insurance will pay for the roof. We have about $30K to put towards improvements in total (in addition to insurance work) and upgrading the small 1950s kitchen is a must so unfortunately the roof lines will have to stay as is.
