House going on the market soon--finish/create master suite?
Comments (12)I also think there would be a tendency, in this market, to contract it out more based upon return on investment (or less loss on investment) than on how you might do it if you were staying. I put in a perfectly fine new bathroom to go onto the market.(it was absolutely necessary). If I had been staying, I would have gotten a cast iron tub, I would have done a hex floor instead of octagon and dot, and I would have had the vanity professionally painted. I just wasn't going to treat someone else to the bathroom as I would have done it. The house I Bought had a really Horrible bath put in for sale (a conversion of a half bath to 3/4). It was not near done when I made the offer and I actually asked if they could please just Stop and put it back, or plug up the destruction and call it done. I bought a house knowing that this bathroom would hit the dumpster as soon as I had a new plan drawn up. It is so bad, and so cheaply done I hope it lasts while the renters are there and until I am least there for a few months. Lastly my Realtor knew someone who put in a $50K kitchen and immediately had to put the house on the market. The new owners told my Realtor that they loved everything about the house except the ghastly kitchen. It could have been fine, I dunno, but it is hard to predict what someone else wants, and in this market I wouldn't try especially if it involved spending money....See MoreThoughts on Master Bath/Closet & Powder Room design - new build
Comments (62)Some thoughts: A hot water recirculating pump is the next best thing to an electric water heater right at the faucet. I have hot water in my shower and everywhere in 6 seconds. Small expense. Saves water. Instant gratification many times a day. A shower only *needs* to be big enough for an adult to face the spray and rotate with his elbows out. People of any age benefit from a hand-hold at the spray and at the door. Shower seats are dangerous and awkward to clean. Our hand-held spray is adjustable on a vertical bar -- no additional, stationary spray. A swinging shower door is easy to wash; must be far enough from the spray not to require a side seal. Our MBA would be drafty without it's own door. Spend for a *powerful* exhaust fan. I'm glad we installed floor heat under the bathroom tile. We have two large pedestal sinks with 'laying space' on them. Two mirrored-in-and-out 'medicine' cabinets are sunk 5" into the walls above the sinks -- doors close flush with the walls. A full closet holds towels, toilet paper, bottles, soaps, cleaning supplies. There's no stooping to root through lower cabinets, and the room looks larger. I find pocket doors cumbersome for daily use. They have a less secure 'seal', and the sliding motion is unnatural for me. We have only two, on our his/hers walk-in closets, and only close them for 'company'....See Moremaster bath, laundry room, bathroom addition! what works best???
Comments (2)A scaled and labeled plan drawing would be far more helpful. Use a pencil and graph paper (at a standard scale.) Or get rid of the texture on the drawing you have, lay it flat before taking the photo. Comments (6)20K barely covers a like for like renovation of a small 3 piece hall bath. Bigger is more. Moving plumbing is a lot more. More plumbing fixtures is more. Loss of value for creating a tiny bedroom also comes into it. You’d do better to think about an addition rather than a subtraction of space.
