Comments (8)Is there any chance that you could change out the window and door to the sunroom into a pair of french doors? I think it would be a lovely look there, and make much more sense perhaps. You could re-use the drapery if you desired, just hanging the panels on either end. You might consider changing out the spindles to iron spindles or iron decorative panels of some kind. I think the piano is wonderful, and if that is the only place for it, so be it. I would try to tuck it down into the corner a bit more, and take down the sconces. The tall mirror would be wonderful leaning on the wall there, at the keyboard end of the piano, where the bench is. I agree with opening the piano to give it presence, and then adding a wonderful floor lamp near the mirror. I would think about taking the foyer piece and putting that in the DR once the bookcases leave. Then you could put two of the side chairs, one on each side of that, and use the sconces from the piano wall there. By moving two of the side chairs and taking out a leaf or two, you could get your table centered under the chandelier. Rather than putting the flat screen to the left of the fireplace, I would think about putting it on the wall where the tall mirror is now, and orienting the furniture to that. It will fit better with the fireplace and the bookcase if you want a sectional from which everyone can see the TV, and still enjoy the fireplace. The sectional would start from the side where the secretary is, and the other leg would face the fireplace. Replacing the carpeting will make a big difference in the feel of the room. Wood is nice if you can do it, but a neutral berber will create a lighter feeling in the room. A soft grey-green on the walls would seem to work with the fireplace stone and also the wood tones in the room....See MoreHelp me figure out this great room layout!

Comments (38)Placing a couch centered on the fireplace is going to leave little room to walk thru that area....but maybe that's ok... I really don't know. Unless you replace your current furniture with new pieces that are about the same size, and in the same place, you may be changing the traffic paths in the room. That's why, once you have an idea of what you want, you should move your existing furniture to the way it will be in the future, so that you will know whether you like the new arrangement, before you commit. 30 feet is long, but 13 feet is not really a narrow space for a living room. It's pretty normal. My guess is that your house originally had 2 rooms side by side in that space. If you think the space is tight, look for chairs and sofas that are not as deep, back to front. There can be a big difference. Your brown recliner is very deep. Apartment style furniture can be just as comfortable. Having a foot of padding at the back of a chair doesn't really make it more comfortable - it's just a style. You don't sink back a foot when you sit down. Here is my mock up of where the traffic path would be if you have a U shaped conversation area in front of the fireplace and TV. I gave you an ottoman instead of a coffee table in front of the sofa. Comments (21)@everdebz Yes it is a country style (not my style) - this is the house I'm buying so I plan to repaint in white (more modern/minimalist style). I do have to repaint kitchen cabs anyway - they look a lot better in the photo but in reality have a lot of peeling paint. Countertop will also have to be replaced as it is concrete painted with peeling paint. Here are some photos of the bathroom. The area with 3 squares is a free standing vanity thing. Next to the other vanity thing that holds two sinks. I love the idea of making it a closet! I prefer "clean" spaces and the multiple vanity things in the master bath aren't my favorite. Where would you put an office? Also pic of the other side of the kitchen with side view of pantry (the thing that bothers me)...See Morebtydrvn
