I use those 4' orange electic fence stakes from home depot (about $1 a piece)for lots of things in the yard & gardens. Pound it in the ground and then slide the PVC pipe over it and into the soil a bit. Set out several of these with holes drilled in the PVC pipe and string wire through them to make a fairly sturdy, portable & cheap trellis. I use these stakes to build easy fencing. I use plastic cable ties to secure wire or plastic mesh fencing to them. Because I dislike the orange and it stands out like a sore thumb, I paint my stakes black. Pound 2 rows of these stakes in the ground about 4' apart and slide each end of a flexible PVC pipe over them, making an arch. Cover this with garden cloth or plastic to protect plants. I "sew" the fabric to the pvc with fishing line. If you are using plastic, cut some flaps in it, to keep it from blowing away in a big wind. I use them to brace non secured retaining walls. At my old house I built a raised bed using them to hold the lumber together. I drilled holes in the timbers and slid them over the stakes, then I lined the interior side with heavy plastic.

There are absolutely no pluses about building with stellar. 2 years later after moving into our house we regret ever falling for the sales spiel. We already spent over $500 000 on that house that was built to poor standard that the real estate agent we asked to value our house said that we would be better off pulling it down and starting again rather than selling and moving. We should have raised voice when we observed that they didnâÂÂt use gravel to elevate the foundation before they dug the trenches. Again we had to spent a lot of money on replacing the vinyl windows because they start to rotten after a season. We were really disappointed by realizing how low quality products were used by them. We had to spend another $1000 dollars for the widow replacement since we hired window choice (Mississauga) for all the works. Polaris might be a good option for you so consider them. While selecting a window replacement Company, be so sure about their reputation so that you will not have to regret afterwards.

I've been following your threads and I feel for you. The whole renovation process can get overwhelming at times. I like your original design a lot - it has many beautiful features. I agree with what nancyjwb said about its functionality being not terrible, but not ideal. You could just move the sink off center and go with it if that's what you want to do (and you'd have a gorgeous kitchen.) But, if you want to make it function significantly better, I think you could make a few relatively minor changes. It would not require that you scrap the current design and start over. Here are 3 things you might think about tweaking, in order of importance (the last one being mostly aesthetic.) (Also, I think the recommendations you got in the other thread about the stacked cab heights and lining up doors were great - I'm assuming you're going ahead with those.) 1. Make sure all your aisles are wide enough. This probably means at least 48" on the two working sides of the island. It may mean you need to shrink the length of your island to about 9'. If your island is 9'x5', to get your 5 seats, it looks like you can put 3 facing the back wall and 2 facing the dining room. Check the distance to the angled window wall to make sure you have enough clearance there, though. 2. Move your cleanup sink to the pass-thru counter and put a prep sink in the island (to one side, probably toward the back window wall.) I think raising the back half of the pass thru to block the sink from the dining room is a good idea. If you are worried about only having 15" of space on each side of the sink with the current pass-thru design, I think you have 2 options: (a) move the sink off center to one side or the other so you have more continuous space on one end for putting dishes during cleanup (b) make the pass thru wider by turning the tall cabs on either side of the opening into glass cabs. These would be the ones in red, below:You would still have the tall cabinet at the left end of the pass-thru. In a big kitchen like yours, this would be a huge improvement in function and let multiple people work in the kitchen at the same time. (I am actually thinking of a similar design with the sink on a pass thru wall for my kitchen. More than anything else in my redesign, I want to be able to separate the cleanup zone from the prep/cooking zones.) With those 2 changes, I think your kitchen would function really well. 3. Like I said before, this one is more aesthetic than functional. There were a lot of comments in both threads about the weight of cabinetry on the back wall. I know you don't like the view out that side of the house and don't like the position of the current window, but you might want to think about putting in a pair of narrower windows on either side of the range like this: As others have suggested, you could use leaded or reeded glass to obscure the view while letting in light. You probably don't really need the storage of those uppers. This would address the 'heaviness' issue and brighten up your kitchen (see pic below.) But if you don't want to do it, then don't. Ultimately, it's your kitchen, and you should do what you want to. Based on the drawings, it is going to be beautiful!

Time for an update - we had all the popcorn removed and all the walls repainted except for the bathrooms. We've moved in and are waiting, waiting, waiting for the tile people to come and do the bathroom floors. Our condo hasn't sold, although we have yet another offer. This is the 4th one - they keep falling through, mostly related to Covid issues, and it's incredibly stressful. Because of budgetary constraints - we paid cash for the condo 2 years ago and need some of that money to really do what needs to be done at the new house - I resorted to Facebook Marketplace and Nextdoor Market for furnishings, since this house is twice the size of our little condo. The house has ivory carpet on the main level, so since we're renting it out this summer to Texas Hill Country tourists, we've bought runners for all over the place. The house looks pretty good, and as soon as those bathroom floors get the tile they deserve, we're outa here and back to California for the summer. I can hardly wait. The pictures I posted in the original listing were from the real estate listing - none of that furniture was mine - it's gone. I'm going to get some graph paper, map out the current kitchen, take pictures, and figure out what to do with it once we sell our condo. I can cook in it (I can cook over an open fire if needed), but it's pretty ugly. The kitchen is straight out of the 1980s, and it's in desperate need of everything. The cabinets are truly awful, and it's got mauve formica counters. The appliances are old, like original to the 1980s, although they work just fine, but a 31" refrigerator is way too small for someone who loves to cook. My husband and I struggle over what to get for flooring. Once the kitchen goes, the carpet in the main living area is going to go, too. The kitchen floor is ceramic tile - it's chipped in a few spots and it'll go. There's an attached, carpeted dining area that's adjacent to the living room with continuous carpet. Not only do i not understand bathroom carpet, I do not understand carpet in a dining area, especially ivory carpet. If it was up to me, I'd get ceramic/porcelain tile on the whole thing - kitchen, dining, living, entryway. He doesn't like tile - says it's too cold on his little tootsies. He talks about wood, but we have hardwood in our other home and I know it scratches. We have white oak floors there - the kind you lay down the piece, sand, stain, and finish. It there any kind of pre-finished wood flooring that's more durable, and doesn't have sort of rounded edges? I don't like those little grooves between the boards. We're not getting vinyl plank - I thought about it for the bathrooms, and on seeing real samples just couldn't do it.
