We are redesigning our master bathroom. I need help picking a layout. Virtually all require moving plumbing, or a window, or both. The shower only would move an entire wall to increase the closet size. It’s such a huge expense that I want to get it right. Basic info: it’s a 8’9”l x 12’4”w bathroom.

As a pure layout I like the peninsula plan best, but I don't like the way it is configured in your space (and that may be what people who don't like it are objecting to). If I understand correctly, the DR is to the right in these pictures? So in the peninsula plan, the people sitting at the peninsula are facing the dining room? Having them walk all the way across the kitchen to reach that peninsula seating is a big part of the reason it doesn't work for me. The awkward dumbwaiter location is another reason. But it's hard to know whether it works or what would work because I don't know what rooms are around the kitchen. In fact, the pictures are so small that I can't even read them properly and figure out which openings are doors and which are windows. If you could sketch out even a rudimentary plan of the entire floor, that would be helpful. Or if you could at least say "the door on the right goes to the dining room, the openings on the left wall are windows, the openings on the bottom wall are doors to X room," etc., that would be helpful. Also, please explain how groceries come in. What door do you bring them through? The reason I in theory would like the peninsula plan best IF it were configured differently is simple: if you can possibly avoid having the sink and range be across an open floor from each other, you should avoid it. Especially in a house with small children or pets. It is just an accident waiting to happen. It can work in a narrow galley kitchen, since children usually don't run around or play in narrow galley kitchens because the cook blocks the aisle. It can also work in a narrow U-shaped layout if the range and sink are closer to the closed end of the U than to the open one, since traffic (including children) tends to stay closer to the open end of kitchens shaped like that. But in a wider or more square-shaped kitchen with counter runs that are open on both ends--that is, a kitchen like yours--it simply isn't safe. You don't want to be dodging children as you carry boiling pasta water from the range to the sink to drain it. In a kitchen like yours it makes the most sense to either put them around a corner from each other, as they are in your peninsula layout, or put them on the same counter run (if you have a long enough stretch of counter to permit sufficient prep-zone space betweent them). Anyway, if you could clarify the overall floorplan, that would be helpful--we could give you much more specific advice.

Thanks, everyone. #1 is called White Eyes granite. #2 is Kashmir White. In the end, I'm going for Cambria Torquay. Both granite pieces had little freckles. When I showed a small sample to my DIL, she said they looked like drops of dried blood. We were just talking about an attempted murder case, so that's probably what made her spurt that out! I love the first stone especially, but decided to go for a cleaner, more marble look countertop. I will pop color into the kitchen with lots of bright accessories.

Happy Belated Birthday! If you have limited space, I cannot recommend Brother Cadfael. He throws out huge canes. I now have one that is about 6 feet tall. For some reason this year he had just gotten bigger than ever. That is with severe pruning. He mostly stands about 5 feet tall. Good first bloom then sporadic afterwards. He doesn't like the heat and will bloom when it cools down. Scent to die for! Not great as a cut flower. I adore this rose and will never be without it. Here he is as a baby plant. He is very easy to start on his own root. Which is what this picture shows. Here is a more established version that I cut back to about 2 feet in January. This is his picture in May. Those rungs are 4 inches apart and the arbor starts at about 6 inches off the ground. You can barely make out the first rung. Sharifa Asma. Love that rose. Gets to be about 3--4 feet by 3--4 feet. Great first blush. Spotty afterwards. Poor rebloom until it cools down again. Scent to die for. Gorgeous blooms. Love that rose but she got the shovel prune this year. I miss her terribly. If you want a pink with beautiful cupped blooms that stays relatively "small" for an Austin in an area that has warm summers, I would recommend Pretty Jessica. She gets to be about 5 feet tall and is not very wide. Blooms well in the heat. Great rose.

Hi Kelly, I am not a kitchen designer, but Sophie is and I totally agree with her. I don’t see what you’re gaining by changing the layout. If you’re going to put the range in the penninsula you need at least 24” in back of it to add seating. It’s not just about the cooktop being hot, but the splatters and spills that inevitably come with cooking. Even with induction cooking the pots and pans are hot. If you put the sink on the perimeter all prep, cooking, and cleanup will be done facing the wall. This may or may not bother you more than having a sink on the peninsula. It is unlikely you would rinse produce, haul it to the island, and then bring it back to the perimeter for cooking. This is really about how you prefer to function in the kitchen. The other thing is that replacing in kind will save a lot of money and you can put that extra budget into nicer finishes or the next project - because we all know there is always another one on the horizon!!! Lower left with shower plumbing on inside wall allowing a half tile/half glass wall next to toilet.

I am not a water closet fan, especially with no windows.

I need more info.. Is the window high on wall & doesn’t open? No access needed around tub etc to open it? What is behind second doors in upper & lower rights next to toilet rooms? Linen closet? Do those who will use master bath ever use a tub &, is there another bathtub in the house?

@kw. The window as it is is high and opens. Under remodel we could do whatever we want. Linen closets are the extra doors. I use a tub and there is an extra in the house. Bottom left would by far be the cheapest option as the windows wouldn’t move and the only plumbing to move is the toilet (on a crawl space). Bottom left shoes where the vanity and tub and window currently are. Other three pictures show existing water closet. Existing shower is a 3x3 next to the existing WC

Do you use the bathtub daily?…if not if not i would do a nice big shower and have more space for vanities and storage …setting up the other bath for a more “spa/relaxed vibe” with the tub

It really is difficult to make meaningful suggestions without knowing more that potential floorplans…maybe making it bigger wont be necessary..if that is a great addition to cost or otherwise

@btydrvn. What other information to help. The second bath is on the second floor and is a 11 x 5 guest bath. Big enough for a tub shower combo but I’d think would make more sense for just a shower. We don’t have kids so I wonder for future sale would people rather have a bath as the guest or master.

Before you go to the expense of moving all the plumbing, show us the existing bath and we may come up with a less costly solution.

A floor plan really helps ..showing where each bath is…how it is accessed..what rooms it is adjacent to …what direction it faces …if they both have windows…i think you are right that most people appreciate more enhancements in the master bath…but it isnt a rule …so if you can save $ and space…by having a dreamy tub.. that turns into a shower by closing curtains ..it is worth a lot in space as well as in re-sale appeal..this room is 7x12..with a wall of windows on one side

Existing layout looks like this. It’s a different angle. Tub on the left takes up the whole wall. Small 3x3 shower on the immediate right with a WC 5x3 next to the 63” vanity

Don’t put the sinks in a narrow area which won’t allow you space enough for both arms and elbows extended when you are fixing your hair. Eliminate the top left plan.
Don’t put a clothes closet inside a bathroom: moisture will get in there every time you use the shower or tub.

I vote for top left. Sounds crazy but I don't think there's any scenario that would force me to give up a toilet room with a door.

Why isn’t the tub centered on the wall in the lower left design? It looks very squished there but I like that layout the best. (I never like separate vanities for the reason @felizlady mentioned.)

Walking into a bathroom and facing a gorgeous tub is great - if you’re not sacrificing vanity or shower elbow room.

If you post a complete layout, with adjacent rooms, some pros might make suggestions you’re not thinking of. Let them know where the outside walls are so window placement can be taken it to consideration.

If changing everything, including windows, then why does your door never move? A full floor plan (without the perspective) is required for pertinent advice.

And the existing vanity is 60 inches. The upper left would be two 40 inch vanities. If that helps.
