If you have your home priced for improvements, most people will walk into the bathroom and recognize that a few changes such as lighting and plumbing fixtures will make an immediate difference. Regarding the mirror, I've asked my contractor to try to save mine so it can go back up, and if they can't save it, I intend to buy another one just like it. I like the big mirror, I think it's very functional and I like the way it looks. I realize they are not in "vogue" right now but I could care less about that. Just out of curiosity I browsed through dozens of updated bathroom photos on houzz.com and decorpad.com and saw several with the big mirrors, (not just in contemporary bathrooms), and they looked great IMO....See Moredressing up a bathroom for sale
Comments (62)Too cool, your bathrooms look like mine. Just amazing. I guess I grew up in the 50's-60's (born in 48) and am sick of those fixtures. First thing I did when we moved here was tear out all the old bathsrooms. But I never touched this one because we didn't use it. I always planned too, but never got to it. Now I see how younger people would find it cute. Your bathrooms are beautifully done. Much better than mine were. The toilet is exactly what was there. Weighed a ton and was a job to remove. Funny part is it survived all those years without any repairs. All the other toilets in the house were replaced and repaired numerous. My other toilets are all Kohlers. That old toilet never had a part replaced and we have really bad well-water. It took a drunk, 300lb man to send it off to toilet heaven. I looked around for vanities and a 55" would have to be a special order and take months. I have the men working in the house and want to get the bathroom done. I would buy a 55" immediately if anyone carried them. They are all 48" or 60". Can't squeeze in a 60. Yes, I live in NY 40 miles north of Manhattan. Comments (12)A 25 year old kitchen will be the #1 target for any buyer to rip out and replace. Since a new kitchen costs an average 50K any buyer will take that off of their offer as a negotiating tactic, even if you took that into account when you priced the house. So you have a couple of approaches here. You can paint the cabinets, add new counters, new hardware, new floating vinyl or laminate floor, and lighting and wall paint. Or, you can pull out the old cabinets and put in inexpensive ones from Ikea or another stock cabinet line. And new counters and etc. A lot depends on what you have, and what it looks like, and what percentile your home is in for the market. And how much you are willing to DIY. Because the third alternative is to nothing but clean and declutter and price it right and take the financial hit. If you've been in the house long enough, you might come out not losing so much doing just that. Unless the rest of the house is also ''grandma''. Then you're going to take a much bigger hit than 50K and you need to develop a strategy to bring the whole house up to date. Comments (9)As a retired appraiser allow me to advise that the lack of shower in the master is not an issue. The market is slowly changing to reflect that most adults use the primary/master bathroom and prefer a better shower. Small children use accessory baths. As long as there is reasonable access to a basic bathtub on the property, you don't need a huge garden tub or jetted tub. Clean, clean, clean. You will want to clean the grout on the floor and in the shower. I use a spray bottle of vinegar, a bottle of baking soda, Dawn dishwashing detergent and water, and a good grout scrub brush. Oxo Good Grips makes a really good set of grout brushes. Spray vinegar on grout surface for at least 15 minutes, then spay soap mixture. Scrub with brush. Rinse and repeat a few times. That grout will brighten right up. Your hardware is fine. I see that the shower door handle finish has worn down to the brass. This is typical. Let the new owner change the hardware. I wouldn't worry about it. It's not worth the cost of replacement. You may want to paint walls and trim in order to freshen things up. Only you can tell for certain if the condition or color needs refreshing. The suggestion to change the light bulbs and pay attention to the color of the bulb is a good one. Some realtors will tell you to use new towels. Others will tell you to remove all towels. It looks like some bushes or trees have grown up around the windows outside. They need pruning. You might consider painting the cabinets, but I don't think I would. I wouldn't tear anything out, either. Pressure wash the exterior. Paint if needed. Prune back overgrown trees and bushes.
