Weiyan8--we're building just barely over the northern part of the county line, due north of R. We have 1.5 acres and for the first time I am realizing how much yard work I'm going to be doing! Yikes. So, right now in this heat, your .47 acres looks good :-) And you're right--that IS a good sized lot for your area. One house we were interested in there at your sub/div was in the Parade of Homes last year, but the houses were way too close around it. I've probably driven past your house, but because it's still under construction, not paid much attention to it. I drive through when I need ideas--first exterior colors, then front door stain, and now landscape ideas. I'm always driving through yours and H.C. sub/div for ideas because it's so close to our apt. You do have a nice commute, and my husband is going to miss it. (Aren't you glad that road got re-surfaced before you moved in? We had a bad 5-mile stretch--worse than GLTD if you can belive it--that JUST got re-done. Perfect timing). I'll post some pics later. Since our grading was done, the height of our porch is much better, but I don't have a pic of it lately. It looks like you have at least 1 more step than we do. If you have little ones, I'd probably put up the rails--maybe even in my situation, but I don't. It's exciting to get so close to move-in, isn't it? Good luck and hope you enjoy your new home. My son purchased his home several years ago. At that time, he knew that not having a railing around the flat roofed addition seen in the picture below was both a liability hazard and against code because the door up there allows access to that area. He wasn't concerned because he lived by himself and had no intention of using the area as a deck. Recently though his insurance carrier did an inspection of his property and notified him that he must correct the situation or his coverage would be dropped. There is a rubber type roof on the area and there has been no problems with it. My son would like to avoid compromising the roof with the installation of any posts for the necessary railings. As you can see, there are also gutters in the way of attaching posts on the outer edges if that's even possible Any suggestions how to remediate this problem would be greatly appreciated. Thanks for you responses. Too bad my son didn't think of changing the door out to a window when he had new windows and new siding installed last spring. i just remembered that he actually used that door once. He had bought a new dresser that didn't fit up the bend in the staircase so he had it hoisted up on that roof and got it into the house through that door. I guess he may need that door to get the dresser back out someday if he moves, although he could include it in the sale of the house. He will have to look into the cost of turning it into a window vs installing a railing. Vith, Can those post bases you linked really be sealed well enough to not cause any leaking?

You only need a handrail on the knee wall side. If you try to add a tailing on the other side it will look out of place, unless you have little kids and you worry about them climb or walk the ledge, you can put something to prevent that from happening, but it would still be easier to teach them not to go up there.
