Comments (0)We'll be adding a deck over our flat-roofed garage and I'm wondering if anybody here is from Wisconsin. What material did you use for your deck and who built it for you?...See MoreFeasibility of turning flat roof into a deck
Comments (18)"Decks are required to be designed to 10lbs/sqft dead load and 40 live. Whether your roof has to meet that depends on where you live. If you live in snowy areas, you'll be fine." - Does not compute. First, you do not figure roof loads the same as deck loads. Live loads on decks move - often in unison - such as dancing to music - which introduces a destructive sine wave like a tsunami into the structure. Second, even roofs in snowy areas on the 47th parallel only require 15# dead load and 30# live/snow load. (St. Louis is only 20# live/snow) For that theory to remotely work, you would need to be in a VERY snowy, ski resort type of area - AND keep the deck shoveled in the winter to compensate for the extra 10# dead load of the deck - unless the original design had already foreseen and allowed for such use. The 50# total design load required for a deck does not fit on a roof designed for only 45# total (35# total St Louis) Even the 3# added by the PliDeck system can overload the design values, creating sagging, or creap, over time - causing puddling - leading to other problems. A roof , as in your example, would also require railings, (waterproofing problem) and may not be as flat/level as it looks like from the ground....See Moreeyesore on my rubber roof
Comments (29)At this point,"constructive ideas on what product/steps to use" is probably going to be "the least worst steps to take". You might not find much satisfaction in this but your $2K mistake pale's in comparison to many who come here looking for answers. The best solution may very well require tearing it off and starting from scratch but it's worth farther discussion before deciding. It will help us to know exactly what kind of metal was there before, how long it was there, how well it served as outdoor living space, what made you believe it was reaching end of it's life and most important, what type decking is beneath this rubber. I realize we are asking a lot of questions and haven't answered yours yet but that's to avoid turning this into a larger problem than it is already....See MoreFlat Roof Deck Repair - New Home Owner
Comments (15)Thank you all!!!! If you have any additional ideas, please feel free to let me know. As of this evening, I spoke with an Architect who provided a lot of wonderful guidance. He's also willing to answer any questions I may have along the way. Honest and nice guy. At this time, I'm working on attaining my house plans (completed the form), locating an excellent roofer (2 referrals) and I have received a referral for a skilled carpenter who has a significant amount of experience building decks. I am really entertaining the idea of the tile decking (see pic). Let me know your thoughts! I like the Brazilian IPE color; I think it complements the brick color on my home. Of course, if you think another color may be a bit more attractive, please don't hesitate to drop a reply....See More- Zanne N thanked Celery. Visualization, Rendering images
