I didn't read much. .. if you'll have a desk, what about in the corner [the one by the pillar]... then in front of it, next to the pillar, a tv and unit [basically hiding the desk]... ?

I’m not going to have cable. Just stream and I want to put the tv on the utility wall or the column.
I am the only person living here. I do want to be able to have guest. Up to four. I can definitely do an air mattress. My space is really small.
I would like to make my space either a master suite or an art studio.
With a master suite I would have a queen bed, couch, desk.
Thats a great idea with hiding the desk. I would like to save a much space as possible.
With an art studio, twin daybed trundle, setup for me to paint.

Start by zoning areas for different activities, and some can bleed over into other areas. I would put the art studio by the windows for great light. Sleep at night can become living when you have guests. Look for multi-purpose furniture like a Murphy bed/desk, a sleeper sofa or chair, a drop leaf rolling table that can be a kitchen table can open for guests, or roll to living area to serve as a bar.

You can't have both. Watercolors, sure, you can rinse brushes in the sink. Any other medium requires renting a space in an artists' colony building, which will have strict codes in place.

I had to turn the plan around as needed to see it walking in. Here's a plan that would work for you. After reading you are an artist and need work space, you can eliminate the lounge chair in the corner near the column or the dining table altogether.

I would spend all my money on a Clei Living Unit which incorporates storage, seating and a murphy bed in all different configurations. It's a brilliant system and you can build it around that nasty breaker box. Looks like you are in a big city, so you can go see it in a showroom.

If you are handy, you probably can build the same concept. I love murphy beds as they just get hidden in a small space and you get the benefit of a regular mattress. Plus no one hangs out on your bed. The bed pulls down over the sofa.

I like what you did Denise but I think they won’t be allowed to cover the breaker box. What a horrible location for the breaker box! Probably just a good quality pull out sofa instead. Gorgeous views and finishes!

Dont't need to cover breaker at all, build around it put a removable cover or paint and leave recessed. Depends of the local ordinances.
