I've looked at tankless water heaters several times over the past few years, and have found them hard to justify for our 4 person family. The new 40 and 50 gallon tank water heaters are much more efficient than the old ones, with pilotless ignition, flue dampers and added insulation. And its very likely that they will run with relatively simple maintenance for 20+ years (my current AO Smith 40 gallon is a 1992 model). A tankless water heater could pay off over time if you stay in the house, but it will also require more maintenance and be more difficult to install. If installed properly it will have a set of valves that allow you to flush it periodically, and it won't work well if not maintained. It will also burn a lot of gas during the short time it is running, which may require larger gas piping to the heater. This can be expensive, depending on how far you have to run the new gas line. None of this is a show stopper, but it is more than what you would need with a standard tank water heater. Since you are considering an outside installation, I assume you must be somewhere warm. I have seen a tankless in a closet in the garage in warmer climates, but never actually seen one installed outside. Shorter gas piping and noise isolation would be good, but with the longer water lines running to the outside you will have a larger slug of cold water that has to clear the pipe before you get hot water. That slug of cold water in the pipe is apparently one of the most common complaints about tankless, since you don't really get "instant" hot water. Bruce

Nicely done, Rekha! I have a feeling some roses would also grow and bloom in that gardenia area. Some of my roses get very little sun, because I have a small yard, too. I make full use of my little space, and I use big pots all around the yard and patio. They just need lots of watering. I’m running late, so I don’t have time to take any pictures, but it’s amazing how many roses and other plants I’ve managed to squeeze in. You can, too! Lilyfinch just started a post this morning about her visit here, yesterday. She posted some photos (one I’m thinking of, in particular), that show how many roses and other plants I have squeezed in a very narrow but long, raised bed against the cedar fence. Flo Mangan - chandelier is 33" from tabletop. 30" from ceiling to bottom. 8' ceilings make it look different maybe? The corner cabinet could be painted - I actually had it re-stained a more gray/walnut color to match beams (it didn't work that well) but I was thinking of painting it or *something* to help. But again, I'm not attached to it there so it can go and I can get a small something else. Or I could put some shorter plants back there (the tree did NOT like it in the corner...) Would plants and a picture frame arrangement or corner cabinet look better?? Also - anything goes to the right of the table, to the right of the patio door? Or leave open?

Jill, sounds like you’re an artist so you must be creative/ crafty, yes? How about repurposing or up cycling the sconces since you haven’t found a place to use as is? Take both rings off & hang horizontally as part of wall arrangement or above that back door bench? Or use as is in an outdoor protected or covered area with solar candles? A Google search for repurposed wall candle sconces received some interesting results. BTW, I agree with the suggestion of lowering, just a bit, the art on wall with door but I don’t think the art over your bed is too big. The scale balances with headboard size. I don’t dislike the image of morroccan mirror over side table but I wouldn’t do it as detracts from art over bed, will be cluttered when you add lamps, the 2 side tables may be different sized so symmetrical look will be messed up & mostly will be just too cluttered & over decorated. I did like the blue throw over bed to add some color. All these different opinions is what makes things interesting & sparks new ideas!
