Comments (30)I wanted to update this thread for anyone else with a safety issue with stair rails. My SIL used Lexan, similar to plexi but better. He measured and had all pieces cut to fit, rounded edges, etc. We made a few taller where it was needed. He then used white zip ties to secure it. You can hardly see its there (except where the little dirty handprints are) and we feel so much better. We still have the airy open feeling, without the danger of our grandkids climbing and falling. Comments (14)Remove that carpet from the ledge that is just silly. I would look for an amazing contemporary wallpaper for above the trim and a coordinating color of paint for the bottom. When you have the money change those spindles to something much simpler if you like contemporary.I love a touch of metallic. Comments (48)I understand that OP needs it to be cheap until closing because this is a lender requirement (not unusual) and if it is fixed before closing, it becomes a fixture and stays with the property even if the buyer doesn't close. CONSIDER: A solution to this would be a rehab type loan rather than the typical purchase loan. Benefit to the buyer is they don't need to resort to expensive hard money type loan as mentioned up thread. Also it gives the buyer the TIME to figure out a permanent solution. The buyer can close right away on a rehab loan. The disadvantage to a rehab loan is that the interest rate is slightly higher than your typical purchase mortgage.
