Particle Sub-floor

Jesse Chu
last year

Hi, we need some guidance of whether to keep or replace this sub-floor.

This house is 60-year old and located in the SF Bay Area. The construction has crawl space underneath and floor is 5x1.5 (6x2?) T&G deck. There is a 3/8" thick particle board layer stapled to the top of the floor deck and it appears to be in good shape. This layer is the original.

The question is we are planning to use the vinyl plank system for this kitchen/dining area, with the particular concern of water spill. Given the age of this particle board, shall we replace it with plywood, or leave it and simply lay the vinyl over?

The size is 16'x22' and contractor gave us a cost of $3500 to replace it. Is that reasonable?

Thanks for your advice.
