Is this correct for Stucco new build?

Our builder finally finished our stucco home, but I don’t remember seeing this on other their houses. Is this strip of metal all around the house normal? Or should it have been covered up by some trim work?

This reminds me of one of those games where a close-up image of something is show and everyone is suppose to guess what it is.

Its right before the foundation; wanted a close up of it so you can see how awful it looks. Maybe if you didn’t know what it was, then its not supposed to look like that 😂

Houseful, If they go over the old stucco, not only will you never see what damage and leaks etc might need to be repaired - well maybe in theory the new stucco will protect it - your walls are going to get really thick. You might need to replace or extend window sills/flashings etc, since if they become recessed in the stucco, water will get behind them. Not good. I think the only way to get a satisfactory result would be to remove old stucco. I've done it, not fun. Mind you I dislike stucco from that point of view anyway :) Just because these guys SAY they can do it that way, doesn't make it so. Ask to see previous examples of this redo, and ask the owners how it's held up.

troutguy5 - that house is lovely. Here's why it both "works" and it isn't a good model to use for the OPs. The house has a MASSIVE amount of glass - that becomes the main material. Far more than the OPs. There are only 2 materials - stone and the distressed wood / cedar (not 2 - nary a hint of stucco to be seen) The stone is ABUNDANT - and places appropriately - all grounded and on the chimney. (nothing floating in the air without a stone base like the OPs render) Lastly - there's also a bunch of stone on the ground with the hardscape - further tying it to the earth. There's actually a pretty big difference in the 2 homes - even though they are both "mountain" homes.

Pitiful but may be ok. You are looking at it all wrong. It is not the lumber it is about if it is plumb and leveled esp at the windows. It is not about foundation bolt - it is about if any of them are missing more than 6' apart and and 2x at the corners. It is not about the OSB flooring, rather if OSB was glued and fastened properly.... Sheathing same way can not end in the air.

The fact that there were no leaks is ONLY attributable to the lack of rain this this case. Is that small vinyl accessory piece on the exterior applied with a kind of stick'em tape? I would see about removing that and having some site fabricated flashing installed to tie if back to the building and sealed to the sheathing. At that point, the stucco can be re-done and if you want it to die right into the window, you are going to need to push the window out or fabricate some sort of exterior jamb to return the stucco to.

Not a pro, but isn't that for drainage? I have something like that over the stone sill where the stucco ends. My stucco guy chose a color of this similar to stucco color so it is not so vissible.

I would assume you didn't notice on other houses because it was hidden by landscaping and maybe painted to match. Otherwise, that would be your weep flashing for the drainage plane at the bottom of your stucco system. Be thankful you have it. It is installed at the bottom of your wood-framed wall stucco transitioning to the foundation where they also applied stucco on concrete/CMU (which is just the exposed portion that varies in height and will do without the drainage plane).

IMO it actually is good aesthetically too.

After you are settled into your new home, if a guest mentions the "strip of metal" give them another drink and you will not hear about it again from them again.
