I need to update this bathroom before selling home. Suggestions?

The sink/toilet/shower are all bone/almond and I’m hoping to not replace them. I’m thinking new paint, countertop/backsplash, flooring, and painting the vanity. But am coming up short with color/design ideas. We are selling the house and hope to only put in what we will get out of it. Suggestions are appreciated

Do you really need to update it??? Maybe just clean very well and paint if you must.

Agree, in most markets right now, keeping it clean and uncluttered is enough.

The Lugarno looks too big because it is too big. I went down that same path and ended up returning several RH and PB bath scornes. The problem, I finally concluded, is that they are designed for bathrooms, not powder rooms, and large scale bathrooms at that. PB has one, the Nash Candlestick, that might work for you. But do take some time to look at other sites or in your local lighting shop for sconces that aren't made for bathrooms but for dining rooms or halls. The scale will be smaller and there will be more designs that "speak the same language" as your house and your design plan. (Which BTW looks great. I think the gold mirror would look terrific with polished nickle fixtures and keep it from being too matchy, matchy.)

You can do better than a laminate countertop and still stay in budget. Check out Craigslist and Habitat Re-Store. Check Craigslist once a day and when you see quality at a good price, pounce. We got a pure white stone (supposed granite but never saw pure white granite before) countertop, 61", double sink, sinks included, for $175. Just be patient. It took me about two months. You also can look for a longer Corian counter and cut it down to fit since your sink is offset. Even HD or Lowes will get you a cultured marble or solid surface countertop for a decent price. You might consider a big pedestal or console sink if you can do without the under sink storage, HD has a huge pedestal sink for about $124. That's if the flooring continues under your current vanity. It would expand the space so much, get rid of the blocky feeling and narrow entrance. Do wall storage instead, shelves or cabinets between studs. Some people here have done fantastic jobs painting faux granite countertops. A curved shower rod, chrome, no telescope line, white paint on all wood. I just painted our kids' bath a robin's egg blue - close to Palladian blue - it's so much better now! I can't believe I lived with the dreary white so long! It almost makes the dreadful marble laminate vanity and pea green sinks look good. The tub surround isn't integral to the tub, is it? Here is a link that might be useful: pedestal sink

Thanks for all your inputs though I'm still not sure what I'm required to or should do. It sounds like if I make any electrical changes at the home (short of changing the light bulbs) that it needs to be done to current electrical standards which could cascade into a major job. Even if I wanted to make the kitchen safer by replacing an outlet with a GFCI outlet, that would be illegal (not per code) since it wouldn't be on a dedicated circuit. FYI The kitchen wall outlets are on the same lines as a couple of the outlets in the adjoining dining room. Doesn't the code tell one how to deal with any existing/old construction issues? Thus still code compliant. I'm sure the house was wired to the prevailing code/standards of its day. I know the safest route would be to modernize the electrical system to current codes but it doesn't seem practical. Homes like this and much older (and much more antiquated wiring) are bought/sold every day. I suspect (not sure)todays code has some significant differences from the code 10 years ago. Are all those homes now unsafe? Where does one draw the line? BTW Two of the bathrooms (one tub/one shower)have fans with separate switches for lights and a fan. I believe there were single switches originally and was changed a very long time ago by my father. The third bathroom (with shower) has no fan but has a window. Also I believe the circuits in each bathrooms are not dedicated but I'm not sure since I don't recall dealing with them. I probably just think this because from experience the rest of the house (ie Kitchen, recreation room, etc...) doesn't seem to have any organized way in which the circuits where wired to the panel. Also I don't know what brand the panel is; I looked at it again today and there were no markings on the outside. I'll check on some of these details soon. Thanks again

I like your bathrooms but the grout is uggggh. One thing I would so is paint the grout. In HD a couple of years ago I brought this stuff called grout renew. It is no longer on the shelves in some stores because I guess people can buy that for $5 rather than redoing their whole bathroom. You can order it. It is made by Polyblend. here is a link to it Grout Renew Anyway the grout renew is like a paint and sealer for grout. It comes in all the same colors as regular grout. I would buy white for the first bathroom. You get an old toothbrush pour the grout renew in the bottle cap, dip the bristles in the grout renew and basically paint the grout. It seals the grout and paints it. You can use it to change the grout color too. You keep a rag on hand and wipe any that gets on the tile. I did it in my kitchen and it took me 20 minutes to do the whole room and I was VERY satisfied with the results. I swear by this stuff and I am going to tell you the truth the grout looked new, was water proof and I never had to do it again. It worked better than regular sealer! Thats my two cents on bath one. Also with a white on white tile I would keep the cabinetry white and I would paint the walls a color that makes the white POP. I do not know your tastes in colors so I can't suggest a color. Bath 2: I would do the same thing. Bath 3: I was just looking at that same tile for my bathroom. Well in the picture it looks like a toffee color and I just read your description and you say grey so maybe not. I would paint that bathroom. Is the 1st and 2nd picture of bath three truly the same room? That shower stall does not match if so. Now in there I might consider redoing the tiles at a later time. It appears your tiles are in good shape, your grout might need updating. I don't like the red strip in the bathroom (what were they thinking?) A couple of other suggestions. I would have someone build a frame around the mirrors, update the shower doors to a more modern looking style or take them down. In one of my guest baths I updated the shower doors to the frameless style and it looked soooo much better. I prefered the glass door rather than a shower curtain in there for some reason however I should note that one of my guest baths got used often by guests and I had to have the shower doors readjusted a couple of times. In the end the shower doors for that room was not a good idea in my situation. Last suggestion for cabinet colors. Since most of what you see is white it is hard to find cabinet pictures in other colors. You can do a search on Yahoo or google images and use the color as a search term. I was happy to nab a non-updated space so I could change to exactly what I wanted. I don't know you ever get back what you put in. I'd just go for super clean.

A guy job of bathroom is a min of $12k. You won’t get it out. Find some fun wallpaper and fix any poorly functioning faucets etc. Or just paint in nice blue green wall color and find cool poster art for a wall. In other words, keep updates simple. Fix curb appeal. Everyone is looking on line today so first impressions with good professional photos is key. Declutter and clean, clean and clean some more. People will look in drawers and closets so don’t ignore those. They will assess storage based on your closet organization or not! If you haven’t used an item in a year or so, donate it, or trash it. Around here if we put items out on trash day, they are gone before trash people get there. Great recycling! Better than in land fill. But we do keep stuff. Now’s the ideal time to unload!

Not every buyer wants a lot of projects to tackle so it never hurts to at least pretty things up. Add a shower curtain that extends from the top of the partial wall to the floor. I don’t think the wall color looks bad but you could paint it in a muted color or lighter cream that goes with the flooring. If you didn’t want to change the vanity you could just paint the counter (not the sink) white and change out the faucet. Then add hardware to the vanity. Finish it by adding new matching towels and some new decor (wall decor and a small plant on vanity) and a small rug.

Consider painting ceiling and walls the same soft white to neutralize the space. Lower cute art to eye level above toilet. No rug in front of shower unless in use.

Houses are selling for 40K above asking in virtual teardown condition. If the home is structurally sound, it just needs to be deep cleaned, and that’s it.

I think I'm in the majority when I say, Don't do it. It's functional, right? I mean, the water works, and nothing's cracked or broken? A buyer could move in and use it right now, though it's not magazine-worthy. So clean and declutter, but leave the updating to the new buyer.

Cleaning and organizing and decluttering are most payback! Keep photos in mind. Photos are everything in today's market. Take pictures when you think you are done with an area. You will be surprised what you see in a photo that your eye glazes over in real life! Remove all excess stuff. Don't ignore "cord management". All these details buyers pick up on. It's all about maximizing your return even in this seller's market. Good luck!

You really need to talk to a seasoned real estate agent. Your market, perhaps even neighborhood specific, will determine what buyers expect. Some locations have cooled off while others are so hot that anything not defective still sells immediately. Higher end buyers want their own style and don't want to pay for someone else's taste. Financially struggling buyers might want updates because they may not have improvement funds after a home purchase.

If it was 2019 and your vanity was good looking in person, I would suggest finding a stone remnant counter with new under mount sink and nice modern faucet. A new sleek light fixture can be a small investment that makes a big impact. A few years ago, I did numerous updates like these plus lots of pro painting and landscaping. I knew I wouldn't get the cost back but did it so my house would be more competitive in that existing market and not sit unsold for long. Lipstick on my pig was done well and didn't look like a cheap fix from the big orange store.

I’m with Fori on this. That is a pretty decent bathroom. But I suppose it depends on what the rest of the house is.

And personally, I would rather do my own updating. As long as it is functional I can live with it.
