Windows Remodeling Design Dilemma

Modern beautiful 6'-wide and 3'-wide windows.

Hi,

I want to replace 5 windows of my house, 3 are 6' wide (see pic below, not the bush is removed and I have nicer short plants), and two (on the left side, you don't see them on the pic) are 3- wide. They are all 4' tall, which I guess is pretty standard size. I am in north Florida, whenever it is cold and not too humid and in non-summer months I like to open the windows to feel the breeze, so definitely I need an insect screen. I am European, so in my entire life I only saw windows that open toward the inside and sideways (like a French door but toward the inside), I guess here they are called pass-through. I love them, I have never seen them here, but I do understand that pass through windows need a lot of clearance on the inside, and my house is not really designed with that clearance (as you can see from the interspace between windows), so I need something else. I really hate the classical single-hung windows (and double hung is not much better), both from an aesthetical and functional standpoint. What would you suggest? I attach below also a picture of Anderson's options. Maybe sliding could be a good compromise? Or are Awning and Casement maybe the best options? But how do they handle a screen, internally? Not sure I will be here forever, so I wanna make sure it wouldn't look bad in the eye of an American buyer.

Replace them all with casements, pairs where you have pairs. No grids or anything, and yes internal screens are fine. In fact they stay cleaner.

Depends on the 'look' you're trying to achieve for the home. If you still want it to look like a cottage then stick with double-hung windows. Casements are typically the most expensive windows to purchase so that should be a factor.

Thanks for the positive feedback about our molding-we had to improvise since we didn't have enough room for traditional crown in a few areas. I'm glad we had to re-think the crown molding since I like this simpler result better for our house. marg42-Our cabinets were custom made by a friend of ours who does kitchens. Well, at $1600 they are worth considering. Like I said, ART. DH hasn't gotten me a birthday gift yet so I thought I'd show him these pics tonight and see what he thought of getting these for me. Definetly more than we'd normally spend on a b-day gift. Budget is...well...um....difficult to muddle through. Our former GC's pricing came in at thousands and thousands over what we had to spend. His sub bids are much higher than anything I've been getting myself now that I'm the GC. We've also been doing a lot of grunt work to save money. DH and I both are willing to spend a bit more than we have saved to get the final outcome we want without going too much overboard. If you cut GC's profit and overhead out ($25K) and factor in the labor and sub savings, I think we're close. How's that for an answer? If we decide not to spend the extra money now, I am considering leaving that wall blank at this point and working to fit them into the monthly budget next year. I would hate to put something up there just to be done with it and hate it every second I'm in the bathroom for the next 40 years. Yes to the whole wall. Thanks for the context nod! ;)

A couple people have commented on the horizontal outlets. An idea I'm sure I got from GW along the way. It seems like a pretty simple idea but can take some active coordinating on your part if you want it done right. Have that tile picked out and a sample on hand so everyone can see what you're talking about. I believe the electrician should wait until the counters are in before he puts in the "boxes"(don't remember official word). The wires were all there of course though. Then I showed him the tile and told him I wanted the outlets to sit in the second row of tile. I did not bother with making him place the boxes so that the entire outlet would reside within one single tile. That would have required the tile guy to come in and map out his plan way ahead of time. A couple outlets actually did end up begin w/in one tile but to me that wasn't such a big deal. The tile guys seemed to have more trouble with the whole thing. I guess not many people do this. There was a lot of back and forth about how to cut the tile around the outlets, but eventually he figured it out and it looks good. My outlet covers are 2.75'' high and my tile is 3'' so they sit w/in the grout lines. I asked for paintable outlet covers and then took a sample of my tile to Lowe's to have a small tin of color matched paint made. It actually worked!

Thanks, everyone!! You guys are thinking along the same lines as I am. I have thought about the shades (of any variety, and making them), but wondered about the width of the windows?? I may wait until we move in to decide for sure?? The windows are facing more north/east and won't get a lot of hot sun and I won't need too much for privacy (yet). I don't like looking at the "black holes" that night time windows create. I really like the roman shade or top down, bottom up shade idea for the living room/dining room. I may do some sheers for the wedding and then use them elsewhere? They aren't very expensive, so I haven't lost much if I don't like them. We plan on using the sewing room as the "dance floor" for the wedding, so some window treatment would be nice for that (it's an evening wedding, so maybe a wall of lights, too??)

I’m an ”open the window” when it’s nice person too, and I feel like casement are the worst for that. Double hung may not be the most beautiful option, but they fit the style of your house.

Really Suedonim? My house is all casements and I find them so much easier- just turn a crank! Especially if there is furniture or counters in front of them... Each their own...

I, too have all casements in my house. They're easy to open and open to 100% of the opening as opposed to hung windows' 50%.

The only downside is if you have paths close to the house and you bonk your head on them...

Sliding, casement and awning would all work and each type come in different styles that could work for your home.

yeah grids are sooo bad, looks like a prison, never got why you guys do grids here. Questions:

1) Do casement windows have only the crank option? not a normal handle in the middle? Or is there any window style that opens to the outside using a simple way to open it (no crank)?

2) Sliding seems also a decent option, especially for 6'-wide windows, still decent opening. Would you put the screen inside or outside?

3) Are you aware of any awning window that turns upward more than 90 degrees, so full visual opening? I found this brand, never heard of it.

4) This is the current front of my house, with trimmed bushes and plants on the right. There is some clutter here and there because I am remodeling inside. The inside is gonna be very modern, with 8" oak floor and modern kitchen, flat doors with no handles, and modern West Elm furniture. I think the outside clashes a bit, and single-hung windows look so bad from the inside as well. Modern windows would help, probably i should I also repaint the exterior and replaster (if that is the right term for estoriors) in a way to do a smoother facade without those concrete-block lines? Any other suggestions?

Grids are muntins and are architecturally important to compliment a historic/traditional home. There is a history as to why muntins allowed early builds to have glass windows. You should research for your own knowledge. Think 1700's then you "won't wonder why us guys do grids"

Your home is a flat roof ranch. It should not have shutters (as they do not fit appropriately). Guessing the muntins in the windows are faux and removable? If so, take off the shutters, popped out the faux muntins and see how the windows look.

Please do not do crank out windows...think a rain storm and you are not home.
