Comments (1)lilacs: No one can predict this sort of thing, not even a professional. Depending on how cold it gets, and for how long, some of your blossoms may survive, or they may not. A great many of us are going through this right now. When it is all over, and we begin to get some warm days and warmer nights, I begin to watch to blossoms to see which of them falls off. Those that will survive can be identified because the style of the blossom begins to elongate. That also means the blossom has been pollinated. I hope you get some survivors. Comments (14)Oh yes, it is red clay. Rock hard, concrete-like red clay to be exact. When I first started the garden 3 years ago, I tilled down about 12 inches into the clay (took several days)and added some pine bark fines (soil conditioner) and a lot of compost to try and fluff up the soil some. But when you consider in planting deep, there was only a couple of inches of "soft soil" under the plants. Believe me when I way it sounds easier than it was. But it was worth it. Now the worms have taken over and helped to aerate the soil and it is not too bad now. One good thing about clay though is that it holds water and nutrients very well. You have to keep a good layer of mulch to keep the top layer from crusting though. On the reverse, compaction can be a big problem, which is why my planting beds are mounded so that I don't walk in them. Comments (22)IF you can control the money so you're never risking much in case a builder or subcontractor goes under. IF you have a truly good builder who's financially sound. IF you can afford it without stretching yourself thin. IF you know enough about construction, contracts, law, etc to know whether you're being scammed or not (or know competent experts in these fields who are going to assist you). Then this could be a good time to build. I'd avoid the tract-type builders who have a well deserved reputation for cutting corners and steering buyers to their lender in what can be, shall we say, not the best arrangement for the buyer. IMO, don't build if you are thinking of the house as an investment--build only as a place to live, a place you'll really like and stay in for a long time. I think housing prices have a ways to fall before they're low enough for people to start buying/selling easily again, and if we're lucky this country will never repeat the inflated prices game again. A benefit to paying as you go in home construction is that when you're done you have little or no mortgage. Reducing the amount of money you risk by financing it would be a huge benefit right now, at a time when more and more mortgage fraud is being uncovered, including by 'big trusted companies.' IMO that's the only way I'd do it again, especially in this market, is if my risk was extremely minimal, and I didn't have to rely on much financing. Many builders are experiencing a slow down, so I suspect the really good ones will weather this economy because someone's always building, and the best builders will probably get what work there is. A lot of fly by night builders, as well as those who were big but not very trustworthy, may fall. They should. Unloading a building lot right now could be hard. I doubt there is a person in this country that's not going to suffer at least some pain due to the housing bubble and it's predictable pop, plus all the related economic issues. I feel the KEY here is to have a good builder. If you end up with a quality house you can enjoy for years that's going to put you way ahead of the people in shabby new houses that were artificially overpriced, any day. Comments (54)dreamgarden, Here's an old NYT article I dug up from January 1981. It's discusssing the Feds policy changes during October 1979. It's a time I'll certainly never forget! In October 1979, I was at Notre Dame University attending my first American Bankers Association class of a 3-year program. We attended Notre Dame for a week's worth of intense classes & then peformed work at home for a year; then back to another university & another year of home assignments...then, one more year at another university followed by a presentation given at the end of our third year. Prime changed every few days...sometimes more frequently. We were studying the secondary market. Trading terminals had been set-up for our use. We were each given $1M of Monopoly money to trade with. Every single one of us was wiped out totally within TEN MINUTES because of the prime rate changes. It changed 3 or 4 times that day alone!! I was doing construction lending at the time. My borrowers paid a rate that floated over prime, usually 3%. I can clearly remember construction loan interest rates hitting 15%+. One of my builders told me it would be cheaper for him to build the house on his VISA card! He wasn't far wrong. Permanent mortgages were 12%+ on the open market. I had a subdivision to sell out in Thornton, CO of over 400 homes. We offered 'special' financing at 10.5% in an attempt to get those houses sold. I also remember the 1970's recession & gas shortage. My ex-husband & I took turns taking a day off work to wait in line for gas. I was in line at the station just off Alicia Parkway in Laguna Hills, CA mid-week...the line was probably 1/2 mile long. Suddenly, we all heard a sharp noise & knew immediately what had happened. Frustrations had reached critical mass & somebody had shot another person who had gotten gas just before the station owner put out the "No More Gas" sign. During the 1970's recession & housing bust...REITS failed by the hundreds & the market tanked. That's when I first learned about work-outs. The world is not ending today. We're going through a tough time, sure, but it's not time to buy wheat in 50 lb. buckets. The sun came up today & it will go down tonight right on schedule. In a few years you'll be looking back at this timeframe & remembering where you were when the Dow plunged. By the time you've been thru a few recessions they aren't as unnerving. Each has its own characteristics. IMO, this one will be remembered more for banking hitting the skids than subprime. Just like we remember the 1980's for the S&L crisis rather than the policy changes that precipitated the problems. Yes, I've assumed you've not been through many recessions.
