We moved into a house where the previous owners installed baack granite for the staircase. it dates the house and its also super slippery. however rhe floors they used upstairs are discontinued so we can no longer match it. ive attached the floors we are thinking of using but really open to any ideas!!

Follow up question: would you take the bee floor through to the bottom or new tile at the front entrance? i dont want to have too many colours!

My definitions correspond mostly to christopherh and to this wikipedia entry. Side split: Walk in to living, dining, kitchen on one side of house. Walk sideways up six steps to bedrooms or down six steps to family room. There is often a fourth level subbasement below the living dining kitchen (completely underground) Back split: same as side split but you walk up toward the back of the house instead of at the side. Raised ranch -- Walk in to basement. Walk up 12 steps to upstairs (living, dining, kitchen and bedrooms all upstairs. See the picture window indicating living room on the second floor of this house: (but when I did a google image for raised ranch, I got lots of split entries) Split entry: Walk in to a landing. Go up six steps to main floor or down six steps to basement. I like side splits the best, but my husband dislikes them as they're hard to add on to. Unless they were built with spacious bedrooms upstairs you're very limited for adding a master suite. Split entries are the least desirable for whatever reason. Lots of people love them. You get a daylight basement out of them, which is nice. But there's something about being confronted with stairs as soon as you walk in a home that seems to turn buyers off. I live in Canada, so basements are almost mandatory, but I also live in the land of granite bedrock, so basements are very expensive. A runner is the fastest, easiest, cheapest option. Sadly you have 4 different finishes inside of one stairway. You have dark stained hardwood at the top. You have natural oak for the stairs, you have outdated tile on the landing and then more oak going down and then you have brown laminate at the bottom. Without changing ALL the surfaces in the stair well (and don't forget banister and trim...and all the horrible fiddly stuff surrounding this area) you will still have +++ mismatch no matter what you do. If refinishing the treads are out of your budget, then pretty much every other option is out as well. A colour matched runner (either a nice brown that matches the two "wood" surfaces or something like sisal with a brown binding on the edges) on both sets of stairs AND a MATCHING AREA RUG on the LANDING (the carpet company can custom cut and bind the same carpet used on the stairs to create a custom area rug). Done and done. In essence you will be camouflaging the "mismatch" as much as possible. The actual surfaces won't change, you will just cover them up as much as possible. Personally I would work with a natural sisal runner with brown trim. This will tie in the gold tones of the wood work (banister, stringers, etc) with brown stain of the hardwood/laminate. Or you change out EVERYTHING to get a match to the hardwood upstairs (you won't find a match to the laminate unless you have 15 boxes left over). And that is already out of your budget.

I know this is an older post but I am completing a garage conversion so I thought maybe I could help and hop off what others have mentioned. #1 DO YOUR RESEARCH!! Our garage conversion has taken over a year because of zoning and permit nightmares. As someone else has mentioned this is not an easy transition and not only is it costly up front, if you are thinking of selling within the next 10-15 years you may be better off relocating instead of renovating.....also for sanity purposes! If you are eliminating a garage it's a good idea to think about how you will replace it. We built a 32x24 pole barn in the corner of our back yard and are putting in a driveway next year. However, you have to look at the blue print of your lot and zoning. For example, we have a decent size corner lot but we still have to abide by the 60/40 rule for greenscape: we cannot build on more than 40% of our "greenscape" on our lot. In addition, the structure had to be so far behind the house so when any of our neighbors stood on their front porch they wouldn't be able to see it. Because split levels are laid out so awkwardly and we have 4 kids and another on the way we decided to make our oversize 2 car garage a kitchen, living room, and dining room so all the bedrooms are upstairs and living space is downstairs. When it comes to the entryway it seems silly to get rid of the driveway since the main entrance is still in the front. You don't want to give up off street parking. Even if you build a garage in the back and have a sidewalk leading to the front door think about walking groceries all that way....that's what a buyer would think: too confusing. I agree with what others have mentioned about the windows. You want to create a seamless look in the front so definitely try to keep the same style windows. Adding some flower boxes along the front or some sort of retainer wall that matches the current style leading to the door could work just be sure there's room for proper grading so you don't end up with water or rot around the base of your new structure. The floor inside will have to be leveled and a new footer installed for that same purpose but best not to add any unnecessary obstacles. If I were you I would consider hiring an architect to go over what you're thinking in terms of design inside and out. It's worth the extra couple hundred dollars to pay someone with experience and knowledge of zoning for your area to lay it out for you. Best of luck!!!!!

What's your personal style? I assume as first time homebuyers that you're on the younger side, but that could be totally off. Beverly's suggestion of the West Elm chandelier would look super fabulous! I'd probably pair it with a huge statement piece instead of a series, but that's just personal preference. I'd definitely repaint in a much lighter shade and let the chandelier and art do the talking.

I don’t think the floors you chose are a great idea. IMO, you need to either match the existing near-perfectly or do something entirely different. Much darker or lighter or a different color (grey/weathered) or an entirely different material. If not, and they are just close, I think it will look like a mistake. Your choice is close (and lovely) but the plank size and color are off.

Also, I suggest that whenever you choose for the stairs is also placed on the landing. It looks like they had a third finish for that?

Agree with @elisejames - I think something totally different will look best, "close but not quite" tends to look like a mistake with flooring

My thought is what if we leave the risers as is and change the granite to a black hardwood? And we’ll change the railing to an updated more modern black? Would we also do the black hardwood at both landings? (The one at the bottom comes out of the garage).

That’s a great idea. Definitely hardwood at the landing that is tile. Does the other landing match the wood through the rest of the house?

The other landing is the last one pictured and has the same tile at the bottom! The floors you see peeking through are different and we just renod. in a perfect world i would just re do all the floors but its not our forever home and i cant being myself to rip out real bardwood to relace with laminate haha. im a bit concerned about it being too dark. any ideas on if we didnt do the landing black?

Does the tile run all the way down a hallway? Or is it really just the landing area? If it runs all the way, then leave the tile at the bottom. If it is just a landing, then treat it as the rest of the landing. If you are worried that black is too dark, how about more of a weathered grey (but for all of it and not just the landings). FWIW, the black wouldn’t be that much darker than the tile or marble, so that may give you some sense of it. Also, i would definitely try to mimic the plank size of your existing floors.
