Comments (6)Its a new build, but the room is 21x 22, but once you remove the walk ways around the great room it is 14 x 19. It will be a gas fp. I will arrange the furniture the best way for a tv, but one side of the room has the fireplace (19 section). Hope that helps, the other thing I came across is a tv lift that I thought would be interesting with a coffee table. Comments (10)Clear all the surfaces, windows and walls. Remove all other pieces except the desk, coffee table and seating. Sell the loveseat on Craig's List. Replace it with a pair of swivel armchairs. Buy a credenza 25% wider than the TV. Place it and the TV on the back wall where you have the mirror and pix now. Float the sofa where you now have the loveseat. Place the two swivel chairs opposite it. With the coffee table centered on the firebox, pull all the seating to within 18" or less of the table. To replace all the family photos, have a professional photo of the entire family done and hang it 5" above the desk which should be placed opposite the fireplace. Get a piece of art no wider than the firebox and hang it 5" above the mantel. If the seating/coffee table/desk are feels too cramped you may opt for a smaller coffee table. Once drapes area properly installed, there won't be room for the desk between the windows. You could opt for inside mounted fabric roman shades if you prefer and want the wall space between the windows for the desk. bit it is still tight (filling only 75% of the space makes for better balance.) Matching drapery color to your walls will visually enlarge the room. Comments (17)Here is a picture of our room as we have it laid out. You can see the large ottoman that we use. It is great for toys, blankets, pillows and just about anything. Below you will also see the 3D rendition of your formal dining room converted to a TV room. Also, this is suggested because having a formal dining area so disjointed from the kitchen area often means that it is seldom used. I know because we used to have a formal dining room like that. We used it maybe 2 or 3 times a year. Once we converted the room it is now used everyday. Converting the front room is the surprise. So here goes: Here is the copy of the 3D floor plan copied from your blueprint. In this you will see that the currant family room has been converted to an open and easily accessible gathering place and the formal dining area is spiffed up for both everyday use, gettogethers, and holidays. More 3D pictures below: You will find the following in the layouts below: Three 51 inch love seats. I would stick with the 51 inch love seat because it keeps the room open and easier to move in and out of. If you get larger ones it starts to make the room feel smaller and is harder to move in and around. Two couch side tables Two floor lamps One ottoman with reversible trays that when turned over become seat cushions and have storage beneath them. One basket with extra pillows and blankets or can be used for toys, games and so on. One entry table with one table lamp on it. This table can be used for additional storage in the drawer. There is a box underneath for additional storage. One large wall mirror to add more reflective light and become a faux window on that wall. The dining area speaks for itself. One nice large framed picture over the fireplace. Please know that the style and colors are not in anyway suggestions it is just for furniture placement and suggestions only. Comments (5)Congratulations on the new home! When deciding on a room arrangement, consider both the space and how you live. Unless you want reclining chairs, sofa facing the fireplace, then the fireplace is too high for a tv. So, then it should go on the other wall. What type of furniture? The most flexible type is a sofa and 2 chairs. Why? -can be rearranged in several ways -can be used to lie down on -guests prefer their own seats, so you have a total of 4 seats if no one uses the middle of the sofa Maybe you rarely have guests. Fine......then is there is reason you want a sectional with a chaise? You may have a good reason. It will work....just make sure there is a reason you want it. A chaise on the end of a sofa makes for an awkward furniture arrangement. If you are talking about a sectional with a chaise........that gets into what I call a "trap" (hard to get in and out of and forget a coffee table). So, get what works for you....See MoreRMK
