I'll start at the bottom of the list and work my way up. :) If you delay the trim installation, you will need to caulk the gap at the wall joints, mitered joints, etc. It's best to prepare the trim, prime it, install it, fill nail holes, paint it two coats (overlap on to the wall surface a half inch) and allow it to dry. It's much easier to cut-in around the trim, especially when there's a new coat of paint around it. After the paint is dry (24 hours),lightly apply delicate surface painter's tape along the horizontal trims to avoid roller spatters from settling on it. Apply just prior to painting and remove when done. Do you need to wash the walls? Have you smoked in the house since August? If yes, then wash the walls. Has hairspray been used in the room? If yes, then wash the walls. Is there floor sanding dust on the walls? If so, use a swifter to wipe them clean. I recommend a primer over the sand washed walls. SW has a high build primer than can be rolled on. That will help hide some of the texture. If you don't mind the texture and the wall is dull and clean, then repaint it. Michael

Thelex, I am assuming that you live in a "track home", only because you mentioned the "Developer" in your post. Unfortunately, these are done very quickly and (like sierraeast stated) the scratch coat was not allowed a curing time (3-5 days) or the brown coat, which is about 28 days. They scratch and brown will have hairline cracks like the ones in the picture you posted, but it is natural. The idea is to let the scratch and brown coats crack and cure, so no cracking occurs on the finish coat (top coat). This would more than likely (based on your info) have to be settled in court and will be difficult to do... Who's to blame, the developer or the stucco contractor? To fix the issue, let the house crack more, until it eventually stops (hopefully it does) and then you can either: * Apply an elastomeric paint to the outside * Have a reputable stucco contractor apply another finish coat (preferrably an acrylic) to stop any more cracking from occuring. Either way, it is going to be costly and I am sorry for the "bad news" Try to paint over the cracks, to see if they disappear, before patching all of them. If you have to caulk them, use a wet rag to wipe off excess caulk, only filling the crack and nothing else. Then dab the caulk with a paintbrush to give it a little texture, so it doesn't stand out like a sore thumb. Hope this helps...

IMO san, tan and beige are all just shades of beige. You already have that so why not just do the garage door the same and do your aqua door

I did Wrought Iron and Swiss Coffee on mine here's a dark stucco and gable w/a brown roof. looks good w/the dark stone work and wood You could reverse them if you want a darker stucco. as you can see, natural wood really looks good w/the two colors. similar siding and stucco but done w/ browns. the wood accent is nice I hope you plan on trimming the shrubs and replacing the handrails on the steps (liability). replace that iron post w/a cedar post. better support and would look nicer. see how this after shot is done? something like this not exactly the same, but you can see how they did it here. (don't go this thick though) while youre at it, paint the steps too. maybe a new door. if you ever have to redo those steps, extend the porch over to the left to gain more space under that left window. would look great. something like this
