Brace yourself, because this will be AN EXPENSIVE remodel. You're talking about completely redoing the layout, which means moving plumbing, gas, HVAC, etc. First thing to do is create a budget, and then you need to find a good designer. Another thing to keep in mind is that you likely won't see all the money back that you're going to have to put into this project. If you plan on staying for awhile that's not a huge deal, but if you're thinking of moving and selling within the next 5 years I would say just don't do it.

In other words....totally gut and relocate everything?????? You really need a skilled architect to consult on this. One thought..... I would locate the bedrooms towards the front of the space and move the living space....kitchen and living....to the back where you have some green space, no? Why locate a bedroom, even a second one, where you spend evening hours, in such a primo space? During daylight hours, you will want access to that outdoor space and light. Just saying.
