I have used a product called Duralock (available at any home improvement store)

It paints on like a thick paint. ... I brushed AND rolled on mine.

Then paint a finish coat of the paint of choice.

Long lasting and seals all the gaps. It acts as a primer.

How damp is it down there? I would look at masonry paints and primer products (as above mentioned). My basement was painted prior to us finishing it, but I don’t know what products were used. If you have damp seeping through the concrete from outside, especially corners and cracks, you will need to fix that first.

I think the 1st commenter meant "Drylok" at the orange, blue, or red big box and "Drygard" at the green big box. This type of paint is adequate, disregard any other more expensive brand offshoots beyond the original formulas (e.g. Drylok "Extreme"). It's white to brighten the basement, thick to fill potholes, doesn't need primer, and will reduce moisture which keeps the walls cleaner.

INSL-X (original makers of Cabinet Coat) has a nice product called Aqua Lock. Available at Benjamin Moore stores. Although you never know what store has what product on the shelves these days. Call first.

Drylock also comes in colors, in case you want color in that area.
