Comments (48)Gardenwebber, that is SUCH a good point about "entertaining in their rooms". Here's a thought about your floorplan: have the kids take the back two bedrooms. Move your son to the smaller bedroom, the girls in the room with the closet. Take that wall that you guys put up and turn it into the bunk beds in separate rooms. This will give you a lot more useable floor space. Swing your youngest daughter's bed against the far wall and you will maximize the floor space there. Your son can have the lower bunk bed in his own room next door. That leaves the bedroom directly across from yours as a playroom. That also makes your own bedroom further away from the kids beds. The bunk beds are just drywalled with the mattress only on them. We have always had a rule that our kids cannot have a computer, video games or tv in their bedroom until they are 18. I do not want that stuff cluttering my downstairs living room. An upstairs space for this is the best solution. We built our current home knowing that we were going to have teens in them someday and to give them space separate from ours. Think about this solution. My husband would be happy to talk you and your husband thru the details if it is something you would be interested in. P.S. my 17y.o.'s boyfriend is coming for christmas for 17 days and there is no way in hell that she will be "entertaining" him in her bedroom!!!!!!!!!!!! Comments (34)Hi all, a little update to share! Room has been repainted in Dulux Lexicon grey, new curtains are in and bookshelf gone, as much clutter gone too. I spent $60 on paint, $50 on curtains and earned $160 selling the bookcase and selling old clothes on ebay to put towards a new ( read:second hand) bed frame. I can put the big tea chest that’s in the photos in our basement giving more room if I wish, so I can get a double bed. So far pretty happy with my budgeting efforts. I’ve really been astounded by the volume of contributions that helped me get to this point so THANKYOU!! Comments (8)Check on an appraisers forum to see if there would be any difference in value. Unless you are getting cash for the sale or a large down payment from the buyer the appraisal will be the determining factor if you actually get more at the sale. If you do this change, do it for yourself and not for resale. If you do this change, make sure you don't make the current floorplan dysfunctional as that will take value away. If you are using the exact same square footage and not adding any, then it is doubtful that your home would add value but you would need to get twin sales in the area to see how much, if anything, is added to the value. It may open up the buyer pool and sell more quickly though. Comments (9)Thank you all for your help back in February! I’ve finished the room, and here are the Before & Afters. Photos are hard to get in such a small space, but hopefully it gives you the idea! Same bed, new art. Same sheets, new duvet cover & blankets. And a new cleaner wall colour (SW Shell White). Mango wood drum bedside tables to soften the edges; salt lamps on dimmers to provide enough light for reading, and an Apple Homepod Mini to use as alarm clock & speaker. Cellular blinds instead of the sheers. And springtime outside, instead of winter. Tidy new closet door, and fewer objects on the walls (nothing except the two paintings above the bed). And last but not least, those alcoves are gone! The photo doesn’t do it justice, but now the wall just disappears, and the room feels bigger. Again, thanks for all your help! I really like how it turned out.
