Loft vs Extra bedroom -- which one ??

We recently booked a 3650 SQFT house with builder which comes with 5 bedroom upstairs.

Though builder has an option to convert 5th bedroom to loft (12*11 feet area) for $2500.

We like the idea of loft, though not sure if it would have any negative impact on home resale value..

What would you advise ?

A bedroom can easily be used like a loft. I would keep a bedroom

I had a loft in grad school. It was not very high, and I used the space under it for storage. I did not "go under" except on those occasions that I needed to access the less used items. The accessible side (it was a twin in a corner) had a chest of drawers and a rod for hanging clothes. (The closet in my room was tiny by any standards in the last 80 years.) To get to the infrequently used stuff, I had to compress the hanging clothes and 'crawl' behind (a la The Lion, The Witch, and The Wardrobe.) It sounds like you might nÃ¯Â¿Â½ed to have yours a bit lower. Depending on your layout, putting your dresser under one side and office storage or side desk on the other, might free up some space. Some pictures, dimensions, and how you use your office space would help me (and probably others) give you feedback.

How to furnish this small loft space for a bedroom?

Hi! Thanks for all the advice. I went to help her set things up and to look at it in order to decide how to provide privacy. I decided to get ceiling tracks (found some at BBB for $9.99 on sale from $39!). I got 4 tracks of 48" each to cover the 12' span. I'm going to attach to the ceiling and I made 4 blackout curtain panels (bought ready-made panels from Target and added blackout fabric to them) to hang on the tracks. The opening at the staircase will not be covered so light will come in there,but for privacy that will be okay. She'll decide later if she wants something added there. So here's is my final question: The ceiling is 9' tall and the half-wall is 4'. So that leaves a 5' space to fill with the curtains. I am all done making them except to hem to the final length. Should I have them extend beyond the top of the half-wall, so maybe hem them to 65" or so? I was thinking that if the curtains are a little bit longer than the opening, they would stay closed better if there are slight breezes from AC or the nearby ceiling fan. Would about 5" extra inches be sufficient, or should it be more, like 10 or 12"? So far: Ikea bed with drawers, over-bed storage rack form BBB, a soft-sided Ikea wardrobe, Ikea shelf with plastic bins (instead of a wooden dresser), shelf from BBB. Adding soon, a small laptop desk and a swivel chair from Ikea with will fit at te foot of the bed where there are about 4' left. We realize nothing matches but we were going for function and had to choose from what was available.

The best you can do is to center the bed on its wall. I assume the door on the left goes to a walk-through closet to the bath so I would try the dresser there. Use some matching bedside tables that arrive at mattress height and with a lamp, the overall measurement should be 58-64" above the floor. As for the big blank wall, try some Indian shops for a bolt of exotic fabric to compliment your bedding. You can hang it on the wall. If it is cheap and long enough you might buy the whole bolt and actually drape it over the wall to hang in both rooms. You could opt for fabric behind the bed instead, if you find something else to hang on the big wall. Fabric will help with sound issues since you have a lot of hard surfaces. Consider anchoring the bed with an area rug slipped under the bottom 1/3 of it. Its more trouble, but have you considered painting the bed in a color from the spread or in a charcoal or black like the windows/floor? The white is kind of bland with your spread and if you go to more exotic fabrics the bed will need some spice to hold its own.

I like your loft and your plans for it BUT with the ladder to the loft in your bedroom would seem awkward to me. Is there any way you can close off the loft in your bedroom and put the ladder going up and railing to the loft in another room? Like opening up the end wall or something? If it must be like this, can you put the head of your bed the other way so that the foot of your bed can be seen when you stand looking down from the loft? I might be tempted to do away with the loft and make it attic storage again unless you can open it up from another room. Too bad to have a nice space go to waste though.

You could use the loft for a period of time, then decide if there is a need to enclose the space.

Never heard of a house being "booked" before, then again it is probably not on my radar. I find homes are better designed rather than picked or "booked".

I doubt there is any difference in resale value between a 5 and 4 bedroom home. There is a difference between 4 and 3 and 3 and 2. Most people don't need a fifth bedroom. If they did, couldn't they convert the loft space back to a bedroom? I'm not sure why a loft space would cost more to build than a bedroom. It seems like it should be less, but I don't know what your space looks like. So I'm saying if you think the loft would be more useful to you, go for it.

I actually mostly said no to loft as I think they are overrated. They open to something so went really private. As a result don’t make great tv spaces or offices as anyone elsewhere can hear or vice versa. On the same note sleeping in a loft is awful if open to a lower living area. As a family with three kids five bedrooms is super useful to us. The fifth bedroom is our guest room

Unless your loft has a balustraded handrail, the cost should be the other way around - a bedroom would cost more. There is too little info to offer a real judgment beyond personal preferences, but you can go through the evaluation process yourself. Off the top of my head:

- Is your neighborhood and comps all 5brs? Then you are short losing the 5th.

- Do you have 4 kids or 3+Guests? Losing one limits flexibility.

- Does the upstairs only have 1BA to share for 4 bedrooms? Losing the 5th may help.

- Does the 5th share a J&J bathroom? Losing the 5th making the 4th an ensuite may be beneficial.

- Do you have a basement for a future 5th bedroom/ensuite for guests? Minimizes losing 5th.

- Is your plan layout closed off with tight hallways, where it looks like it's trying to cram 10lbs of potatoes in a 5lb sack upstairs? A loft may help open it up.
