Comments (92)Agie9597- Did you build the Kousa Creek house? How was your experience? We purchased the plans several years ago but never built. I love the exterior and many parts of the interior. I was disappointed that the plans did not include all three levels of the home. As it was featured in Southern Living, only the top two floors were shown, but you could tell by some of the photos, especially the photo of the back elevation, that it is a 3 story home. Comments (10)Hmmm let me try out my amateur home staging here..... Houzzers have been hinting at these, and these are the main areas I see: Paint. The heavy paint colors are making buyers think "$$$" or even "remodel" because of the large size and high ceilings. Price. Allow credits for paint, carpet replacement, and anything else dated and expensive to replace--or drop the price. The Loft Space: show buyers what it could be. Put 1 or 2 bookcases in the recessed area, and the chairs on the other side. Or do a makeshift office in the area with a folding table, tablecloth, and chair. The Family Room. De-accessorize the entire downstairs, especially family pics. Buyers will feel like the house is not theirs. Neutral slipcovers can go over the puffy furniture, and it can be rearranged to show off the space. Master Suite: My favorite area in her home, make it spa like. Hang 84-95 inch panel drapes, high to play up the tray ceiling. A white/cream rug near the entrance will give more flair and hide the carpet. Hang 1 large wall art piece over the bed. Add either the puffy chair slipcovered white from downstairs or the white bench from the bathroom. See if there are bigger lamps and night tables in the house. Master bath: the same beautiful off white paint, white towels, remove the bath mats, and maybe 1 orchid on the vanity. A Local Home Staging Company. This house is very large and expensive. If she has the money, a staging company can do this easily in 1 to 2 days, from rearranging to bringing in their own furniture and putting hers in storage. They can also give the home a put together "moneyed" look that fits the clientele. Little Things: small touches can make buyers feel at home, such as refreshments for buyers, light music, artistic/natural/fireplace dvd art on TV's, candles, or adding calming scents. Let this be the termination of all your self-consciousness and insecurities. You may get some good advice here and you may get some bad advice, but it is up to you to sort it out and apply what is good for you to your project. There are a lot of factors that contribute to design decisions anywhere from budget to aesthetics to build-ability. Unfortunately budget seems to dictate design decisions more than they should. That being said, I have to go to a conference call and will add to this later. Edit after conference call: Perhaps if you made the landing at the bottom of the stairs wider so that it became almost an outdoor living space; and I like the idea (if I am understanding it correctly) of finishing the wall with ceramic tiles or the like and making it so the space and stairs can be seasonally enclosed with temporary "storm windows" to block most of the weather....See MoreUpdating exterior painted brick - need feedback/advice/sanity check!!
Comments (4)Thanks for the Alabaster suggestion... we just painted the cabinets Alabaster, and have it as (most) of our trim. It's gorgeous... but very unfortunately, too light for our exterior. The Austin Stone in the front of the house is pretty bossy, and really seems to need 'more' when it comes to color. I love Alabaster... it just washes out in our east-facing entry....See Morejmm1837
