Comments (4)I guess I'm in line for a commendation! Read it, understand it, probably can't advise you on ROI. Personally, I would NOT combine a laundry and Powder Room into a single space - especially with the tight fit you describe. If you want a Powder Room, consider relocating the laundry to the basement. I suspect an additional bath and private master bath would be more appealing to potential buyers whenever you sell. Finish the basement in the future as needs/funds permit. I'd suggest speaking with a local realtor. Just draw a couple sketches and stop at an office. They'll get a future lead and you'll get some market advise to aid in your decision. Comments (2)I agree, if you say that within that space you will have to turn sideways to move about... I think I would come up with another option. That's going to get old fast with moving laundry in and out and sorting clothes. I agree that finishing the basement sounds like a win win and if you complete that space you could send the bulk of your guest down to use that bathroom. I have seen washer and dryers placed inside the MB bathroom or closet maybe that is an option. Maybe you could put the W/D down in basement but I would want a laundry shoot and a way to easily move it back upstairs....See MorePlan B - Help Choose Floorplan
Comments (25)DC Ranger--You will need to contact Summerfield via email and ask about the elevations, more than likely. It sounds like Summerfield took the floorplan aj33 had & modified it significantly to make it flow well. I think Summerfield did an amazing job with it. It's possible that aj33's architect already did the elevation, but then again, maybe not. In any event, Summerfield could design an elevation for you to your specs using that floorplan, I'm sure. As far as basement stairs, you might be able to put them where the workshop is in the garage by extending the interior wall. Or maybe in one of the angles. Again, I would send a message to Summerfield & see where he/she would put them. Screen porch could be placed on the end of the current covered deck as drawn or place it behind the kitchen wall connected to the deck, or slide the deck down behind the kitchen and place it behind the study. I think that one is easily done--it will just come down to preference on what room you will enter the screen porch from. Comments (6)I came here planning to post a question about the minimum possible size for a powder room, and found this thread! I hope you don't mind me horning in, peace_rose. We are planning to remodel an awkward space - rear entry, cabinets, counter with sink, small room with toilet only (no sink). We are gutting it, and planning to block off windows if necessary. We'd like it to be a mudroom with a powder room. I've been tearing my hair out trying to come up with a configuration that will work, with no success. I paid an architect to come in for an hour and give me some ideas. He told me that the minimum sizes for a powder room were either 4' x 5' or 3' x 6'. (This is not code, but just his idea of what would be workable and attractive.) So what you are planning should be fine, peace_rose. I am hoping to squeeze the space down somehow to make it easier to figure out the space. Has anyone done a powder room smaller than the dimensions I gave?
