Help! How do I fix this elevation!!!!
Comments (11)I think it is a beautiful and classic home. I don't think shutters will look good because of the triple windows --- I think shutters should only be used when they look like they would actually function on the window, and these ganged windows would make the shutter size huge and out of place. If you switched to a double radius, the shutters could fit and might be charming, but then I think you would also need to shrink the upstairs windows as PPS mentioned because they look a bit top heavy as compared to the lower floor (shrinking these would allow the shutters to fit). Secondly, and this may be way off base --- I think the tops of the windows should be aligned. Are the garage windows lower for a reason? Could they be taller windows to line up with the other windows on the first floor? Same with the triple radius --- it seems a touch too short to me. I am sure there is a rule of thumb for those radius windows, like the arch begins at the height of the tops of the other windows, or something like that (Traditional Construction Patterns probably addresses this). Finally, I think the lite pattern on the secondary door is too tight as compared to the other windows in the home (as well as the window above it (I think it should match the lite pattern of the other upper windows). This all sounds really picky...but, if you just showed us this elevation, I would have said, "WOW, it is gorgeous," but since you have expressed a little dissatisfaction it made me pause and try to pick apart ANYTHING. It is going to be beautiful --- hope you'll show us your newest elevation when it is in your hands....See MoreToilet leaking at wax seal. What can I do until I can get it fixed?
Comments (8)Hi again. The leaking toilet is from the late 50's by Richmond. The two closet bolts that are missing are located at the rear of the toilet. Are there replacement bolts for a toilet this old? The other two bolts look original. I cannot understand why that plumber I hired six months ago didn't replace the missing bolts and didn't fix the movement in the toilet. Shouldn't he have addressed these issues when he was here, since I told him about them? When a plumber comes to fix the currently leaking wax seal, what if he finds that the wood structure underneath is wet or rotted? There could have been a small leak that I didn't know about. Is it the plumber's job to replace rotted wood, or does that require hiring a builder/carpenter? If the wood is only damp, then can the plumber go ahead and replace the wax seal and set the toilet that same day without waiting for the wood to dry? If there is damage/rot to the wood, how long does a repair like this usually take to fix? I only have one toilet in this house. Thank you for any help....See MoreEntryway Rug, Runner & Stair Runner help
Comments (14)Thank you @everdebz! I’m new to the site so haven’t added any idea boards yet. I am actually going for a brighter look. Mix of contemporary/French/farmhouse. We will be renovating that living room you see from the foyer and it will have hardwood floors. We are not renovating the foyer but would like to tie in these styles. Kitchen and mud room on the side of the house will have these color schemes:...See MoreHelp! How do I fix this funky layout?
Comments (19)I'm so grateful for this community! Denise, I love your ideas! I was trying to figure out where my office would go b/c I work from home. I'm sold on the hallway solution as well as opening up the space by installing either french doors or sliders as well as openings in the walls separating the kitchen & office from the living area. I'm also contemplating vaulting the ceiling to further open up the space. I could honestly go either way on the entrance. Whether I go with moving it to the office and installing large, double doors or leave it be will depend on where my budget is at after I fix the layout and redo the kitchen (shudder), master bath, guest bath, and install hardwoods. I took a chance and posted for the first time ever the other day because I was struggling to visualize how this space could be fully optimized. All of you have really helped me out with creative & lovely design ideas and encouragement! My place is 1855 sq ft on a 1/2 acre lot so there's no reason this house should be burdened by numerous small, dark rooms As an FYI, I'm a lawyer. That said, while I know my square footage is correct my room measurements are off. How much I'm not sure yet, but I know the living room is small, the "office" space is even smaller & at one time was used as a breakfast nook. The bedrooms and bathrooms are also small! For example, the master bath is just over 50 sq ft (!!!!). xoxo!!! Natasha...See MoreMaggie Caswell
