To me it looks very nice already. I like the color combinations. Is this the only living area? Or is there a family area with TV that is more casual?

If I were to rent this place I would want more lamps for reading.

Seated furniture is too far away from each other to have a comfortable conversation. One shouldn't have to yell to have a conversation with others. At the very least, bring the couch that is off the rug on the rug at least a few feet onto the rug. I agree with updating furniture, lightening drapes and painting walls. Depends on your budget and timeline.

I just bought the house, the furniture has been in the property since 2001. Reviews lately says the property needs updating and the furniture looks shabby, not in the chic way 😅.

Its a 9 bedroom/ 8 bathroom property and can hold around 18 guests.

It will be our home for half the year.

I really like going with the Disney theme but not really in the main areas or at least just a small amout of Disney in the main area, I want it to appeal to renters but be stylish and tastefully done so we dont feel like Disney is in our space all the time.

Elaine, I like the idea of bringing the couch closer but I feel that that will block the path as you come into the house (front door pictured) you can see the doors out to the pool and would need to walk through that area to get to that door.

Also i know i need to do something with the walls, lighting, drapes and furniture but its what and how to put it all together. To be honest if i could hire someone who works on a budget as if its their money theyre spending i would. I like the woman from ”No demo reno” hgtv program. She sells what she can and use what can be reused and try to make it all look great on a tight budget. Thats who Im looking for. As i would sell every furniture there. I do the painting myself but in this case need help with higher areas but you get what Im saying. 😊

Consider having a "living estate sale." You set your prices, advertise, open the house and run it yourself (with a friend or two if you have any there.) The stuff will be gone and you'll have some cash to spend on furnishing again.

Ruggable has a Disney rug collection, some of which are very subtle, yet still will inject the Disney feeling while staying classy. Big plus is that they're washable. We have one in the Kids Kave at a cabin rental I manage (sleeps 17.)

Sell the old furniture only after the new furniture arrives, many months from now.

Slipcovers will tide you over and might be available to use while you wait for new furniture. I understand even second hand stuff is hard to find in FL. Here's one of the Disney rugs - not exactly a nursery or kiddy rug.

since you have no fireplace, what you can do is tackle those tall walls. see how they did a line around the middle w/the trim molding, and a slighty darker color on top? Doing this painting trick cuts the room down and doesn't make it seem like a huge expanse to the ceiling.

They did it on this one too. You don't have to go this ornate. just a simple trim molding and two diff paint colors

What if you did something like this, combined w/the painting I just mentioned? They did a type of large molding around the center to divide the colors.

You could also do a coffered ceiling if you like, or just do a darker color on the ceiling. w/two story rooms, this is totally acceptable.

You could also do some larger art pieces on these higher, black wall areas.

Can you do a large chandelier or do you have to have a fan? and if the latter, you're going to have to bring in a size appropriate fan. Let me know which one you like and I'll give you examples

On one wall they did a type of wall treatment, white, and the other walls in a soft taupe

You could do something like this long console on that tall bare wall where you have the sofa. make that wall the focal point. do a floating built-in cabinet like this white one, a wall treatment above it, and wall mount the tv on this wall. The arrange your furniture around the wall focal point.

how about some faux wood beams, large chandiler, and soft whites/sage colors?

The lighter furniture looks better with these dark accents.

Right now you have a lot of dark, heavy furniture.

try an update w/a soft, pale warm gray on the walls, and some different furniture. bring in a nice chandelier

I like the idea of possibly splitting the room, or adding panels I think that gives a sophisticated look. Lighter furniture isn’t ideal for an Airbnb but maybe pattern, blues or grays?..
Agree the fan is way too small, a beautiful big light would look great. It’s just it’s Florida so fans are great to have especially with high ceilings but I’ll think about that one.
Built in cabinets is one to consider, love the idea of a bar but as it’s the main area you come into from the entrance not sure it’s bar appropriate but I don’t know.
I like the idea of larger art pieces on the higher back walls. Will have to look into darker ceiling.

Scout your competition. Go to vrbo and airbnb and look at highly rated properties in your bedroom/bathroom range in your area.

I did that. They had some really cool themed rooms. For the bedrooms I’m more or less set. I have a fairly good idea of what I want. It’s just the main living area that’s got me puzzled. I’ve received some great ideas from Beth and decoenthusiaste. But still don’t know color scheme or couch layout etc or window dressing. I’m still stomped there but I’ll keep working on it.

You have to decide/shop and see if you can replace the sofas, or if you have to keep them and make do. That will help establish the colorway.

Remove the heavy window covering get lightweight curtains to match the color of the walls closely and paint out that green color at that one window your sofas look fine to keep

I’m not a professional and probably would be as lost or stumped as you since I don’t have a strong sense of self , but when you go to look at new furniture, most larger furniture places that are chains provide free in- home professional advice that you can take advantage of as far as paint choices , layout etc. No one seems to have mentioned that.
Also, as you look at sites, magazines etc., save or pin your likes for color, patterns, styles all on one board if possible or make your own physical boards : one for rugs& windows , one for lighting & accessories, one for furniture pieces etc.. you may notice a re-occurring style or palette emerge, showing you what your style preference & taste is & what you are drawn to.

Just to reiterate what artsyannie said, all our local furniture stores here on the Alabama gulf coast offer free design services. Start visiting them to see which sofas they have In Stock. Then they will come to your home, help you with selections. Waiting for new furniture will take 6-12 months.

I would start by painting the walls white. i think that will give an instant update. Replace the heavy, dark draperies with white ones, if that’s in your budget.

This is what I was talking about. You might want to start building a design around the brown sofas. Have they been cleaned? Have you shopped for slipcovers? All the rentals I've managed have worked with in situ furniture and resisted buying new due to wear and tear; now availability and delivery is the issue.

Brown and blue can work well as a colorway.
