Things could be different where you are, but where we live it would be the norm to take washer dryer and fridge. I have not seen or heard of anyone taking the dishwasher in my experience buying and selling and generally looking around. Consult a local realtor ..

Appliances aren't considered fixtures so they're not contractually required to be part of a home sale. You can leave them in for showing but make sure they're explicitly excluded in the listing description and of course, contract. Although this market sees offers above and beyond most list prices don't anticipate you'll recover the original purchase costs.

Also, if you rent the home you typically can't price the rental to reflect the higher quality appliances. And these nice appliances will not be maintained to the same standard that you would maintain them. If you rent, you can purchase new/lower priced appliances and deduct the costs from your rental income while continuing to enjoy your nicer appliances in your new home.

As long as your newer appliances fit into your future home, I would take them. Of course making sure your movers know how to move them (not all are experienced in or can take them.)

Built-in dishwashers convey here but I took mine on my sale/purchase in 2005. It was 1 year old at the time (Fisher & Paykel DishDrawer, still running today). I made clear to the selling realtor that there will be a dishwasher but not the one seen by prospective buyers. I swapped the one from the new house (which was a nice GE). Refrigerators typically don't convey here unless built-in (like a Sub-Zero or some such) but the new house included a typical SxS refrigerator. I took my top-freezer KitchenAid along (which was 8 years) to use as a garage unit (it's still running today). Washers and dryers don't convey here, unless perhaps it's a unitary stacked unit such as the OP's Frigidaire laundry center, that wouldn't work at the new location.

What is your market like there, are new listings in great demand. Buyers might accept a few more inconveniences if a spotlessly clean well maintained house in good neighborhood.

Typically, sellers have tried to make the sale as attractive to buyers as reasonably possible. That would mean leaving appliances. A refrigerator and dishwasher would be expected to convey here. Washer dryer negotiable.

I left my washer dryer when we sold, area with grade school, park within a block and I wanted to make the house appeal to a young couple just beginning. I kicked myself 100 times - a middle aged downsizing couple bought the house ;0) And, I greatly disliked the HE laundry pair I bought to replace, only kept them a short few years before making a better choice.

It depends on where you live. Most homes in my area the appliances stay. People want a home that they can move into the day of the closing. They don't want to wait for appliances. Especially now when you have to wait months for an appliance. Exceptions are if you have an extra freezer or fridge in the garage or basement.

I think that since appliances are so scarce taking them would help you but hurt the buyer. Might be a factor in selling.

Replace the appliances now with more basic models

Considering supply chain issues, either choice will have ramifications. Without appliances, buyers may balk knowing they could wait a while to get them. If you leave the appliances, you could sell quicker for more money but will then have to replace them for your use and deal with low supply. If I were you, I'd start looking now to buy appliances to leave in your home (presuming you really like the existing ones and want to take them with you).

I agree with cpartist. Regardless of whether you decide to rent or sell, replace these appliances with Plain Jane ones and move these to your new home. (Make sure they will *fit* as you design the new build.)

In my area, appliances stay with the house. It would be very strange to see no fridge, W&D, etc. Be prepared for the buyer to take off money from house price. And a reduction in price They think is what it costs to replace them, not what you think they are worth.
