Help With Replacing Windows and Doors in Florida Keys

Joni Parent

We are currently in the market to replace 6 SGD (3 panel each) and 20 double hung construction grade windows for Low E / Impact (Miami Dade) Rated. We reside on a canal in the Lower Florida Keys and have a few questions:

1. Who are the top 3 manufacturers for Impact Rated Windows?

2. Has anyone heard of ES Windows (one contractor is recommending this) and what are your thoughts?

3. Of the 6 SGD (108"x80" 3 panel each), we do not use 3 of them. We plan on living in this home for many years. Would you advise making these 3 Picture Windows or leaving them as SGD's?

4. If we choose to make 3 of the SGD's fixed, would it be better to go with 3 panels or 1 large picture/storefront window. I am trying to keep the glass wall look, but am also look to keep infiltration of any kind to a minimum and insulation high.

5. Would you advise replacing 20 double hungs with a mixture of Fixed Windows and Horizontal Sliding? Our thinking is that each room should have some ability to open a window (or two), but the rest can be fixed.

We had a significant amount of damage from Irma with water infiltration, most of it from our soffits and roof, but our windows played a part as well. We would like to avoid this type of damage in the future by choosing the right products. Our roof and soffits have all been replace, now for the windows and doors.

Thank you in advance for any and all advice.
