Kitchens Design Dilemma

Homes in my area are moving fast! Yes I know I’d need to hire a professional to look but as a preliminary can you help? I love this home but hate the kitchen layout. Seems like we would need to take a wall down by the dishwasher. I want an island and a wooden range hood! Anyone see a way an island can get reworked into this to look good. Wood a wooden hood look weird on that wall?

I don't usually see the need to swap out a fridge for a CD model. If it sticks out and cuts into a walk way I'd do it if I could financially. I would allow extra inches around it (even if a filler is needed) in case a future fridge is wider. the corners - I agree with rhome on being consistent with whichever type you use. I do think the diagonal corners cut into your space - makes it much more difficult to reach into those corners! The upper diagonals put the cab door smack in your face and give too deep of storage- where things are lost in the back. alternate upper corner cabinet - the pantry - I think it's fine and space like that can always be used. you can use the different doors/shelf areas to separate types of items - like canned goods in one, breakfast and other dry goods in another, 1 for baking supplies, 1 for snack items/juice/soda and /or water bottles. Unless you have a definite need for a counter space closer to the dining area I'd keep it as is. I don't think it's too big. doorways - foyer - I don't see the need for a wider doorway there (am I missing something?). will there be a closet in the foyer? DR/LR doorway - that might be a good idea to check out. make sure your table will fit thru the doorway w/seating also. or you might just set up another table in the LR lined up with the doorway. We did that at my sister's for holidays - there was a large archway between her eating area and her LR so we put another table in her LR running up to the archway so both tables were close together. It was a 'T' arrangement. base cabinets - drawers, drawers and more drawers!! why so few drawers? it looks like it'll be a big, beautiful kitchen with lots of cabinets and counter space! I'd put in more lower drawers tho.

:) I'll pile on and agree that it's going to be very nice but that you'll really appreciate compacting your actual work areas within all that space. One benefit will be getting the stove out of your dining area and up by your island so you can work between them. It's not what you asked, but since this is going to be your main (most used and most important) dining room, is it everything you want it to be? Is there another view, more sunshine, a cross breeze, wall for art--anything--you would want for it, or are those solid walls intended to edit the outdoors for privacy and view? Regarding what you did ask, I have a landing space next to the fridge on an inside wall opposite an island/L-counter like yours, and I always ignore it to set-pivot to set my stuff on the work island--42" away. Putting a landing area next to the refrigerator is traditional and not a bad idea in any kitchen, often used or not, but it's often not at all necessary. Imagine: You're making stuffed pork chops at the island and need celery and parsley from the fridge. You're standing at the fridge getting them out. Would you set them down next to the fridge, close the door, pick them up again, THEN turn and set them on the island? Go ahead and try it out, but the answer's going to be no. :) BTW, where do you think you will be chopping your parsley? By efficiently by the stove or on the island? When you do your step-back-pivot from the fridge, where are you going? I've been assuming the island, but you have lots of work counter by the stove. One thing about compacting the work area is that it should give stronger purpose to an island that might otherwise mostly serve to direct traffic away from the cooking area. Is there only one entry into the kitchen? If so (especially if so) in your case I'd put the narrow aisle between island and stove and widen the main trafficway. I have 35" counter-to-counter where I prep and love it. It works very well.

if you could move the entry to/from dining to the far right on that wall youd have a direct walkway from garage..... as you come in..turn left to get to living zone....and also eliminates the view into the smallish kitchen from living room completely. then i might think about a U shape kitchen with the wrapping of 3 sides a possibility . I would not do either of the two plans shown until I explored repositioning of that opening in/out of kitchen .

Gave this a whirl. The "plans" that were shown to you are giving a false impression of what you can do here. There was no ref in that plan and the room is not big enough across to fit an island with 3 people seated across ( 132 - 84 " island - walk space in front of bedroom door 36" = 12" left for the other walkways and those cabinets showing on the wall shared with the teen bedroom! For that mudroom area - move the door to the teen bedroom all the way to one side or the other - it is interrupting the wall which will affect the storage. Plan on a pantry in there or the laundry for kitchen overflow. The kitchen window isn't centered - not sure if you can move it to help make a better layout Here is my attempt at something that might work You could swap the ref and the stove, but then the tv couldn't go there. Get some graph paper and drawer the room to scale. Cut out pieces for furniture, appliances etc to scale and see what you can come up with. Good luck!

With enough money you can do anything. The varying heights of the cabinets and the desk area are dating the kitchen. You should live in the home for 6 mos to a year to learn how well it functions and what changes you'd really want to make.

you could remove the high eating bar. rotate the sink cabinet to line up on the wall there ...eliminating the L completely. then in the space between family room and liv room you can probably place an island. the kitchen desk would be removed. appears to have a pantry. i could see a metal hood.....maybe w some custom details. the kitchen is older but nice. You could decorate .... wall color....floor runners....island in contrasting..maybe new backsplash. It would clean up well and its roomy but it is an older kitchen. I would not pay a premium for a " remodeled kitchen" or "custom" kitchen or however they are describing it. but you'd be fine if all you want is an island and new hood . and furthur down the line a whole renovation .... but that need isnt urgent.

Without having some dimensions, it is hard to tell if you can fit an island in there... In some pictures it looks like it might work and in others, not at all. If you are going to take down the wall that separates to the living room, then yes you can. Keep in mind that is load bearing and you will need to get an architect to determine posts and beams.

If you're looking for an easy solution to make this space more clean and modern, its doubtful. If you have the time and the money to almost gut the kitchen and rebuild it then you can go for this house. Or if you the other aspects of the house and area outweigh the kitchen setback. You can definitely incorporate your vision, albeit with a few changes (in the vision!).

If you're considering getting a home redone and need decor consulting along the way, to help you execute your vision well, I can help you out with it!

Do yo have another home that you like better? Perhaps a pro-con list will help you decide, because TBH we cannot advise to go ahead with this or not simply off of the kitchen.

Taking down the wall and creating an island will give you a lovely bright open kitchen.

Can we see the floor plan, that will help me design the space better.

Hi Debbie! Yes we would need to take the wall down. What are your thoughts on the cooktop wall. I don’t like how everything is lined on that wall. Maybe remove the wall ovens and just do a range with wooden hood?

When you're ready to demo and reno, keep this in mind. The uppers could be eliminated with drawers and pullouts replacing them and adding more accessible storage.

So a few things to consider.

- If you take the wall down you will lose the uppers. You need to make sure you have a cabinet for your glasses and dishes whether it is and upper or lower cabinet.

- Your sink will need to be on the island - do you like that idea?

- Your house seems a bit formal - you will lose that by opening up to the other room.

- You must now consider layout for the living room furniture as well to make sure you can do what you want in that room also.

- I would eliminate that desk and put the ref down that end and have the wall ovens to left of the cooktop wall . This will make it more spread out than what it is now.

- what is that angled closet door??? I am assuming some sort of walk in pantry? That could be a bonus or a huge waste of space.

Lots to think about!
