Yeah that's R22 and while that is a builder grade Trane unit that is probably out of warranty by now... typically those were sold with 5 year parts warranty. Because R22 Freon was already obsolete by 2013. With that said, this condenser 'could' last another 10 years, provided the coil repair work is done appropriately. The replacement coil needs to be a coil suitable for R22 / any coil can be retro fitted to work, but skill is required in choosing the coil. Typically home warranty companies are known for tom foolery. If the condenser was a dry condenser (nitrogen gas) it would say it was on the data plate in some manner. That's the down side in anything Trane or American Standard because they were one of the last manufacture's to switch over to R410a refrigerant. The R22 conundrum only effects you if there is a leak... otherwise it doesn't matter much. While the cost for it will only go up now that production has ceased, it's serviceable life is still around another 10 years or so. Without United Technologies Corporation heavy investment in R410a AC equipment development we would be no where near where we are today. R410a equipment has been available now for almost 20 years if you can imagine that.

We don't know yet what the sheet rock looks like as we haven't done any demo yet. My husband was picturing that mastic would cover things over well enough. I noticed you used the term adhesive rather than mastic, just like the installer. My husband is picturing tile held up with "adhesive," not mastic and is afraid that it will have bad adhesion long term. Our cabinets are in excellent condition so we thought we could just replace the back splash and counter tops. Now hubby is picturing having to have the cabinets taken down and put up, too. He anticipates that they won't be able to tape new sheet rock properly in just the back splash area unless the cabinets are removed, too. My husband was so amazed (shocked) by this that he didn't question him further, feeling that the installer was out of line. Of course, he is now asking around (other people) and even another contractor said he'd never heard of this. He said he could remove the tile with a hammer and chisel. I felt the tile installer (with 30 years experience, by the way) would be the one to listen to.

Stay with it Keli O, i had some of same issues wanting to make my living room more of what makes me happy and keeping a lot of what I love but using the furniture in a better way. These current and other willing and so very talented people helped me to the utmost, to say the least. I love what has happened to my new living room, still need to make some suggested changes to curtains and accessories, but so more than happy with the outcome. Could not have ever ever been able to make the changes myself, cannot say enough about HOUZZ helpers and patients they had with me. Yea, lol, i was moving and changing and re-arranging night and day, even stood on my head and jumped through a hoop but it was necessary and so worth it, ok I put in my 2 cents....looking good

I like Sabrina's idea. Are the MW and oven separate appliances that are installed independently with the MW installed above the wall oven? If the former, then another option is a Steam oven above and a regular wall oven below. Steam ovens are usually smaller and maybe that combination would fit in the cabinet as-is? You might only have to replace the MW and keep the existing bottom wall oven. Or, instead of a steam oven, maybe a GE Café Advantium? Advantiums operate as a standalone MW, standalone oven, or combined as a "speed oven" (cooking with oven & MW energy combined). If they're one appliance, then the above won't work without swapping out the cabinet as Sabrina mentions.
